Update: The Impact of COVID-19
#4 — April 4, 2020
  • The rent collection trend continues, with a 3rd strong day. 

  • We are starting to see some regional and product type trends in payments, although most are up from previous months:  
o FL 22% ahead of previous months collections to date
o TX 10% ahead of previous months collections to date 
o GA 10% ahead of previous months collections to date 
o MN 6% ahead of previous months collections to date

o Senior: 82% collected
o Family: 62% collected

Rent Collections:
  • April 3 rent collections accelerated slightly over previous days and are above February and March collections for the same date. Some of this difference is attributable to earlier receipt of some Section 8 subsidies.

  • Cumulative total for April is up 12% over previous months’ average. 

  • As of April 3, collections are up at 67% of properties.
