Updates on the Ohio LIHTC AHFA

The Ohio Housing Finance Agency (OHFA) has identified errors in the Affordable Housing Finance Application (AHFA) for the Ohio Low-Income Housing Tax Credit (LIHTC) Program. At this time, OHFA will not be issuing a corrected AHFA.

Applicants must include a Word document with their proposal application (due June 8, 2026) that clearly identifies any sections of the AHFA that require correction or clarification. This document should specify the page, field, and nature of each correction needed.

Known issues include:

  • On the Scoring tab, Appalachian Set Aside eligibility appears to be consistently "No", regardless of the selected county.
  • OHFA will include all projects in Appalachian Counties for the set-aside.

  • 2026 Multifamily Tax Subsidy Program (MTSP): The 2026 MTSP (i.e. LIHTC) rents were released on Friday, May 1; however, the AFHA still uses 2025 MTSP rents.
  • NOTE: Applicants can still input the 2026 MTSP rents in the AHFA. OHFA will allow the use of the 2026 rent limits in the AHFA. OHFA will update the rent chart for applicants who are invited to submit a Final Application.

  • On the LIHTC tab, the drop-down for the Net Federal LIHTC Equity Installments is not working. This prohibits applicants from inputting the 100% completion installments in the AHFA, which then prohibits an entry of the federal LIHTC equity on the Construction Sources tab.
  • Workaround—pasting the benchmarks from the OLIHTC tab once filled out to the LIHTC tab.

  • HDAP Proration tab: Miscalculating HOME assisted units and rents.
  • OHFA will correct and confirm the number of units and rents with applicant during the cure period for the application.

As a reminder, the Proposal Application deadline for SFY 2027 4% LIHTC with Ohio LIHTC is Monday, June 8, 2026 at 5 p.m. EST.
