General Warranty Deed versus
Special Warranty Deed

In this edition, Jon Goodman teaches us how to identify the common title red flags that tend to put pressure on the choice between a general warranty deed and a special warranty deed.

In addition to the choice of deed (between general warranty and special warranty), there are three other factors that strongly influence the buyers’ and sellers’ risk factors: (1) The style of the exceptions to the warranties; (2) the features of the sellers’ existing title insurance; and (3) the existence of any “title red flags.”

Colorado brokers, your assistance is requested to improve documents in your industry. You may have received an email from fellow broker and instructor, Connie Tremblay. Connie requests feedback for a CAR task force. W hat do you see as a need? Is there anything special and unique about your geographic location that would be useful to address? What about during your career?

The CAR task force has been charged with preparing two items:

1. A "suite" of disclosure documents that could cover a wide variety of concerns or issues (eg, various environmental conditions, wire fraud, lack of inspections, data security, etc) and
2. Buyer & Seller Advisories that would also be available directly to consumers.

The Vail Pro Designation is an education program created for Vail Board of Realtors ®   members who want to increase their local knowledge in the real estate industry to become local experts.

Step 1:   Review the education  tracking sheet   to determine which classes you want to take.
 
Step 2:   Review the class  schedule   and sign up for the classes you want to take. 

Step 3:   Once you complete 80% of total classes hours (46 hours) submit your Vail Pro Designation   application.
