On Thursday, January 30, the Vail Board of Realtors' leadership team joined a coalition of Realtors, commissioners, vacation rental, and property managers to meet with State Senator Bob Gardner at the State Capitol in Denver to discuss SB-109. This bill would reclassify short term rentals from residential use to commercial use, thereby increasing the property tax from seven to 29 percent.
Senator Gardner introduced the bill to start the conversation on short term rentals and create a level playing field by equally taxing short term rentals like motels, bed and breakfasts and small hotels that already pay 29 percent. Talking points at the meeting included concerns that a statewide mandate would remove the ability of our local markets to assess and determine solutions for each county based on local economic drivers that help shape and sustain these communities. Zoning concerns, tax implications, 1031 Exchanges, IRS Vacation home rules and many more.
Key points we heard from Senator Gardner are:
· This bill is about ‘Parity”
· He is looking for fairness and equity from an assessor point of view
· There is no house sponsor
· This was not to increase tax revenue
· He does not want any assessment plans to drive land use. This should be up to individual municipalities.
· This bill will die and not move forward this legislative session

Realtor Emeritus applications open
The National Association of Realtors is accepting applications for Realtor Emeritus status until Thursday, April 2, 2020. To be eligible, Realtor Members must meet the following requirements.
- Forty (40) years of REALTOR® or REALTOR-ASSOCIATE® (or both) membership.
- Proof of one (1) year of service* at the National Association level.
* "Service" is defined as serving as an NAR officer, director, committee member, Federal Political Coordinator, Global Ambassador, or Global Coordinator to a country with which NAR holds a reciprocal agreement.
