VCA BOARD NOTES

The VCA Board meets regularly on the 4th Monday each month at 1:00 PM. The next board meeting is scheduled for Monday December 27,2021. Pegasus property mgt. will notify VCA owners about a week in advance of the location which may be in person or telephonically or virtual. At any time you are interested in serving on a VCA committee, please click the following link and submit the form to Pegasus Property Mgt. Committee Interest form.
If you have an item you'd like to put on the Board agenda, please contact your community representative. If you feel it's an item of general community interest, please communicate with president Jim Robinson.

NOVEMBER MEETING HIGHLIGHTS

The Landscape Committee made a motion to replace 200 ft of the ficus hedge with clusia contiguous to one of the existing sections in 2022.  Barry Freedman objected stating that the ficus currently looks good. The motion to replace the hedge section was defeated and will be revisited at a future date.

The Safety Committee recommended that drivers be fined when the gate arm strikes their vehicle when following too close behind the previous vehicle.  The Board voted that in addition to owners being responsible for repairs to the gate arm, a $100 fine should be levied for the first offense and a $100 fine plus a 30-day barcode suspension for subsequent offenses. 

The Board voted to approve the 2022 budget with a 2.5% dues increase. The $80,000 cost to install aeration in the ponds was removed pending further analysis and the preparation of a 5-year reserve study by March 31, 2022.

GATE ACCESS

Please help us resolve this ongoing problem!

Remember to wait until the gate arm has arm has closed behind the car ahead of you and they have cleared the gate area before moving close enough for the barcode reader to scan your code.  At the front gate this means waiting for the car ahead to move beyond the stop sign and at the back gate this means waiting for both arms to close.  

Failure to do so may result in the arm coming down on your car potentially resulting in damage to the arm.  If the arm hits your vehicle, you will be fined and if it is damaged you will be billed for the repair.  A second violation will result in a 30-day suspension of your barcode as well as a potential repair bill.

ARCHITECTURAL REVIEW FORMS

Just a reminder that ANY alteration to the exterior of homes along Vintage Trace Circle requires the submission and approval of an ARC form prior to beginning work.  This includes all painting, landscaping, landscape lighting, lanai cage replacement, storm screens, replacement windows, etc.   Guidelines and forms are located under documents on the VCA website.  When planning your alterations please allow a minimum of two weeks for approval.

As you know, we have an Off-Site Property manager. Pegasus may visit the property periodically for lots of reasons. But their eyes can not see everything. It is the responsibility of all of us to let us know when something doesn't seem just right. Whether it's a light out, a tattered flag, someone driving improperly,etc. Whether you see something in your community, on the perimeter road, the entry road, etc., we need your eyes to let us know what your concerns are. Do not hesitate to contact any of us on the Board or the property manager, via phone, or e-mail at any time.
