Transfer Fee? Transfer Tax?
Throughout Eagle County, different communities have either a Transfer Fee or a Transfer Tax. Some may have none or both, but it is essential to know that a Fee and a Tax are NOT interchangeable. Several listings have the same number in both the Fee and Tax fields when it is not applicable. Be sure to double-check your listings to make sure any transfer costs are accurately reflected.
Schedule and Parcel Numbers
The county assigned Schedule Number (Rxxxxxx) and the Parcel Number (12 digits) are a crucial point of MLS data that need to be included in your listing. The parcel number connects to the Flexmls tax program to provide quick tax information to our members, and the schedule number connects directly with county records and helps track property history. If a property under construction does not have an assigned parcel or schedule number at the time of entry into the MLS, the listing agent must update the listing once that the county has provided information. This is a requirement of the VMLS, and failure to update your listing can result in a $50 fine PER occurrence!
Tax Info
2021 is here, and a requirement of VMLS is that all tax information in the listings is up to date. Once the tax information is made available, it is required that your listings to reflect the most recent tax year. Update your listings with the 2020 tax numbers as soon as possible to avoid penalization!
Association/HOA
Knowledge is power, and an association fee can make or break a sale! The VMLS requires members to include whether the property is part of an association, any fees and their frequency, and the association's inclusions in your listing information. Double-check all your active listings to ensure you have all the information a potential buyer and VMLS member needs!
