Sold Entry Only Updates


NEW FEATURE!


Quick Search templates will now DEFAULT to include BOTH Residential and Sold Entry Only, so that your searches pull both.


The Sold Entry Only rules still apply to off-market, office exclusive, FSBO listings that went under contract outside of the MLS. There have been NO RULE CHANGES regarding these types of listings. We have seen an influx of listings entered as Residential active, then changed to Pending shortly after. These are not permitted in the MLS until after they have closed.

The VMLS is a pro competitive environment.


Listings may NOT be entered as Active and Pending the same day. We will continue to ensure that listings are compliant and do not violate Clear Cooperation or the Sold Entry Only rule.


The VMLS is continuously working with Flex on a better solution for comp only properties. At this time, if the MLS has to full copy a closed residential listing into Sold Entry Only, the issue of the fields not carrying over has been resolved. You should not have to re-fill out fields if we full copy a listing over to Sold Entry Only for you.

FLŌPLAN UPDATE

FloPlan has been sunsetted, and Flex now directly integrates with Matterport.


We welcome new media integrations in Flexmls with iGuide and Matterport. Those two are just the beginning as FBS continues to prioritize media in Flexmls, making the process of uploading faster, easier and less error-prone — gaining benefits from auto-fill functionality for a variety of industry-leading media providers. 


When a Matterport is entered into Flex, this will automatically populate the room details for you. This also allows for the Matterport link to stay active even after the property has closed.


If you created existing floor plans with FloPlan and are ready to download your floor plans to keep, click on the link below for a handy guide OR simply login to the floplan.io website, and download each floor plan you would like to keep.

You can not perform and submit a new property scan for processing, nor can you

request fixes on existing floor plans.


  • December 31st: Pending requests will no longer be processed or updated.
  • January 30th: The final day to download and save floor plans.
  • January 31st: The app will be closed, no further access.

MLS REMINDERS

Days on market


CDOM will reset after 120 days being off-market in the Expired and Cancelled statuses. Withdrawn is considered temporarily off market; therefore CDOM will not reset to 0; days on market will begin again when returned to Active status.


Closed listings will always reset.

URLs are still not permitted in any field in the MLS in compliance with the NAR settlement agreement.


This also applies to Broadcast Email.



Concession fields at closing may not include any reference to compensation.
