The listing will be entered normally, then closed immediately. Members may now choose "Non Member" for FSBO sales using this property type. More info/training coming soon!

Lifestyle Photography
This spring, the VMLS sent out a notice on Lifestyle Photography. Just a reminder, we do not allow lifestyle photography. Below is a reminder of what we allow and consider lifestyle photography. We do not provide warnings and will fine lifestyle photos if present in listings.
Photos of amenities that are included in the ownership of the property may be uploaded on a listing. This could include complex tennis courts, swimming pools, and common areas of a condominium complex will be allowed but shall include a description of the photo (example: community owned-tennis courts).
Photos in the MLS should ONLY contain photos taken of and from the property. If you cannot see it from the property, a photo of it should not be uploaded in the MLS.
Members are free to include lifestyle and community photos for their own listing on their own websites or marketing materials for the property. Please be sure you have the appropriate copyright to use the photo. “Lifestyle” photos will no longer be included in MLS data feeds as part of a listing for IDX and VOW display.

Be Aware of Sign Rules
Please make sure that when listing a property or hosting an open house, you are aware of the sign rules for that Town, Neighborhood, or Complex.
You can check rules through town websites, HOA, Metro districts to see if there are restrictions on types of signs, number of signs, design of signs, and other limitations before putting your sign up or out. Vail Board of REALTORS® does not provide sign ordinance information as it is maintained and dictated by other entities. All information should be gathered from the originator of the regulation whether it is a municipality, HOA, metro district, etc.

Short Term Rentals
The Town Councils for both the Towns of Avon and Vail have made updates to their Short-Term Rental (STR). Regulations. The Town of Avon’s new regulations, which effect Avon Town core go into effect at midnight on September 21, 2022. The new regulations include updated overlay districts, new licensing fees and requirements and some license caps. Short Term Rental Restrictions can be created at the County, City, PUD and HOA level. Please be sure to familiarize yourself with all regulations which may affect your clients.
The VBR, along with the Colorado Association of Realtors, monitors STR Regulations put in place by government agencies in its efforts to advocate for private property rights, homeownership, and your business.
