Hello again, and thanks for taking the time to read my articles. I would like to tell you more about how I work to benefit the entire community.
Things I believe we need to accomplish:
- Better communication to and from homeowners
- TEAMWORK. (Board of Directors, Homeowners, Committees, and Staff)
-
While we are working on solutions to our opportunity areas, we need to seek out and enhance the many positive aspects of our community
- Be REASONABLE
I have already put the word out to the managers and teams that everything we do for the community needs to be reasonable. I am always looking for VALUE in what we do as an organization. I am not extravagant, nor am I cheap. I know that we must strive for long-term value in our maintenance, repair, and replacement projects. Long-term value is our goal. Focusing on the lowest bid can be a “Penny Wise and Pound Foolish” proposition.
When it comes to operational or reserve expenses, I will do the following:
- Evaluate the physical condition of the item and determine whether the item needs to be replaced now or if we can reasonably hold off on replacing that item.
- Review the pros and cons of repairs or replacement of that item.
- Look for creative ways to find efficiencies by combining projects or seeking out alternative value-driven solutions.
- Analyze the impact of the expenditure with respect to the budget, reserve balances, and current financial performance.
- Review the project with respect to general safety and risk management.
I see this as my fiduciary responsibility to the Association. This is one aspect of how we can make positive changes to our overall financial condition. I will work to increase our revenues and make wise choices to reduce expenses.
Here’s a way you can have some fun and improve our bottom line. Come to The Oaks Grille and Par Lounge this weekend. Meet your friends and neighbors while we celebrate a fun Irish Celebration. Chef Ben, Colleen, and the Food & Beverage Team have put together a weekend of some great St. Patty’s Day Specials. Grab a pint, have a great meal, and enjoy the Kilgary Mountain Band on Saturday night.
Once again, this is a TEAM approach. WE CAN DO THIS!
Thank you, Carl Weise, GM
