The Annual Classic Car Show is just around the corner. Car show registrations are already full, and we now have a waiting list. Mark your calendar for Saturday, Sept. 20, starting at 5 pm, and come enjoy the showcase of classic cars and the passionate owners behind them. The evening will also feature live music by popular local band Cool Rush.
RESERVES and What Funding Percentage Really Means
Having done financial analysis throughout my career, being a homeowner for decades, and having worked in property, facility, and real estate management, I know my way around reserves.
A 100% funded reserve is not an idealistic, “ivory tower” goal. It is actually a neutral, balanced position. Here’s why: 100% means that past, current, and future homeowners equitably share in the costs of maintaining and owning our communal assets that make up SDCEA.
Currently, we are at about a 25% funding level. When reserves fall below 100%, past and current owners have not paid their fair share. Conversely, if reserves are funded well above 100%, past and current owners have paid more than their fair share.
As you know from previous years, we have a plan to raise our funding level while also continuing to complete the maintenance, repairs, and replacements our community needs. It will take time, but with consistent efforts, we will make the community the best it can be.
