Board Meeting

Robbie Robinson, VCA President, is retiring from the Board of The Vines Community Association.


Thank you for your time and efforts on behalf of The Vines Residents. Your dedication to "do the right thing" has made a positive impact on our life at The Vines and has helped guide the Boards you have led to follow your motto.

A Friendly Reminder

PLEASE - SLOW DOWN. As you are well aware, there are all types of traffic on Vintage Trace and in the neighborhoods. Someone is going to be hurt, don't let it happen.


All vendors and guests should be parking on the residential side of the street per the VCA Rules and RegulationsSection 12d. In the past several weeks, it would have been difficult for emergency vehicles to maneuver around the vehicles parked on both sides of Vintage Trace or any of the neighborhoods.


Whether you live on Vintage Trace or in one of The Vines communities, there are rules and regulations which must be followed to provide the quality of community lifestyle and safety which are expected.

Financial Statements

The year-end report has been received from Pegasus. We are still waiting for the January and February information. This delay has been due to employee changes at Pegasus. Please view the Pegasus Web Portal for the lastest financial updates.


There are several residents with delinquent accounts totaling several thousand dollars. Those residents will receive notification that continued delinquency will result in the loss of barcode and suspension of internet/communication services.


Work is continuing on the reserve study being performed with Association Reserves. All parties are working through questions and answers. Plans are being formulated to ensure our reserves are adequately funded.

The VCA portal on the Pegasus site allows residents to view the above mentioned information as well as much more. Login with your email address and password. If you do not have a password, Pegasus can provide you with one.

Architectural Review Committee


The new neutral color palette was presented and approved. This color palette was chosen by a committee, chaired by Rick Knox, and with the help of a specialist from Sherwin Williams and the responses received from the survey of Vintage Trace homeowners. There were 49 responses representing 37 of the VTC homes.


Additional guidelines include:

white was added to the house body selections; black/dark was excluded from house body selections; white, bronze and black are included to door and trim colors; there are no restrictions of color combinations of house body, door and trim colors; neighboring homes can select identical color combinations; and, existing house color combinations are "grandfathered" as acceptable color combinations for the repainting of that specific house only.


A Vintage Trace home will be undergoing a solar panel renovation. A representative from Xando Energy was at the Board meeting to explain the process. The Vines will have its' first fully solar energized home.


Modifications requiring an ARC Form (available on VCA website) and prior approval include but are not limited to: landscaping, exterior painting, lanai screening, lighting, roof replacement, storm shutters, tree removal and window replacement.

Lake Bank Restoration


The lake bank restoraton at Southwind is complete. This picture shows sod placement in Grand Palm being finished and lake bank plantings should be completed in all areas next week.


The next phase (Silver Oaks) will start in 2025. Vintage Trace and parts of the golf course will be done in 2026 and the rest of the golf course will be started in 2027 with a completion date in 2028.

Lighting


The lighting at the front entrance monument has been enhanced providing a more recognizable and safer entrance. The headline picture does not do it justice.


Parts for lights on Grand Palm Drive and Vintage Trace Circle have been on order and repairs will be done shortly after receipt.

FPL Pole Replacement


The initial pole replacement project is complete. However, the Country notified us that more poles need to be replaced along the front section of The Vines. This portion of the project should take 2-3 weeks.There is no definite start date at this time.

Perimeter Barrier Replacement


Hedge replacement is complete and the ficas along a section of Belle Lago has been trimmed.


Work is on-going to get estimates regarding site work, grading and the wall replacement.Only one, of a dozen companies contacted, has replied.

Irrigation Project



The irrigation project on the San Carlos side has begun, other repairs are on-going.

Lake Water Quality



The noise issue arising from the aerator motors in Silver Oaks has been resolved. The motors will be placed on the opposite (golf side) of the property. This aeration project has been a huge success in providing the residents and golfers with an algae free lake.

Security Issues

It has been determined that the air conditioning unit at the Guard House can be repaired and an annual service contract will be in place to ensure a longer life span.


If you see a security issue that needs police attention, call 911 or the Lee County Sheriff at 239-477-1200 or 1000. DO NOT CALL THE FRONT GATE! Gate security personnel cannot report to the police something they did not see themselves.


Rails to Trails





Last month's report about the Rails toTrails project being off the radar was premature.


PLEASE NOTE: Rails to Trails Town Hall Meeting on Monday, March 4 is a 10 a.m. in the East Dining Room of the Estero Country Club.

The Committee is very active attending all of the Village meetings and making contacts in the San Carlos/Estero communities. They are working with all relavent parties to ensure that The Vines is involved in every aspect of the project. This is an important issue to all Vines residents. It will be a long term and time consuming effort, if you have an interest/expertise, please contact Bruce Ackerman or Mike Johnson.

Community Relations


Contact with a representative from Osprey Cove has been positive. They quickly responded to our request to clean up the area outside their perimeter leading to The Vines. Negotiations with Walmart are continuing.


Our hurricane preparedness plan has been reviewed and updated. The plan will be available on The Vines or Pegasus websites.


There are many Estero/Lee County government meetings held at various times and sites. If you have an interest or specific expertise in community affairs and would like to help out with attending these meetings, please volunteer to do so. There are links attached to Village of Estero and Engage Estero below that provide topics/dates/locations for meetings. If you attend any meetings, please share the information by contacting Mike Johnson at [email protected].
