Board of Trustees Pass 2025 Budget


The Board of Trustees unanimously passed the 2025 budget at its October meeting. Articles about the 2025 budget were published in multiple editions of the Town Crier, and a description of budget highlights was mailed to all residents. The 2025 budget of $2,833,275 includes all operating expenses and reserve fund contributions.


The approved 2025 budget resulted in the following monthly assessments:


  • Single Family homes and Townhomes - $164.00
  • Condominiums - $126.20
  • Beacon Place - $16.62
  • Colonnade - $14.59
  • Kentlands Manor - $33.05
  • Accessory Dwellings - $43.49


If you use automated payments through your bank, please modify your payment for January 2025 to reflect the new monthly assessment. CMC will soon send the coupon books with the updated assessment amounts.


If you live in a condominium, remember that all our condo communities pay the master HOA assessments in a lump sum, which includes the KCA assessment within the condo assessment.

Finally, THANK YOU to our Budget and Finance Advisory Committee (BFAC), which was crucial in developing and reviewing our budget. The BFAC, chaired by Paul Lauria and including members Don Harnois, Mary McClung, David Pier, Kevin Motamedi, and Carrie Rost, worked diligently with great dedication to ensure our budget was comprehensive and fair. We are grateful for their dedication, hard work, and commitment to our community.
