Active/No Show Status 
 
   
ACTIVE/NO SHOW STATUS
beginning October 15th
 
 
Your leadership just approved using an "Active/No Show" status when you put a listing in Paragon that is not available for showing for a specified amount of time (including "coming soon").  
 
  • If you are entering a listing that is ready to be marketed but is not available for showing you still need to disclose the date the property will be available to show in the Agent Remarks but now you will also need to check the "Active/No Show" status instead of "New" when inputting. This will flag your listing in the MLS as well as on websites.
  • No showings by anyone are allowed during this period of time.
  • Once you make the listing "Active" you will not be able to put it back as "Active/No Show".
  • Properties marked as "Active/No Show" will still go out in syndication feeds as well as auto notifications and the collab center.
FAQ's Regarding New Changes in your MLS that went into effect October 1 st.  
 
 
Exempt Listings ("office exclusive").
  1. Q. If I have a "coming soon" or unavailable to show property, when do I have to have it in the MLS?
A. By the next business day of signatures being obtained and advertising and/or marketing begins.
  1. Q. The sign company put the sign up prior to my "agreed go active date" with the seller. What do I do since there is no longer a Waiver of MLS Benefits to submit?
A. Enter the listing in the MLS as an "Active/No Show" (Active/No Show sub-status available 10/15).
  1. Q. Can I put the "Coming Soon" in the public remarks?
A. No, only in the agent remarks. The public remarks are to be used to describe the property.
  1. Q. After the "Active/No Show" is removed can it be changed to "New"?
A. No, the listing will only be able to be changed from "Active/No Show" to "Active". Once the listing is input into the MLS, it is also being syndicated to national and company/broker websites to "create a buzz".
  1. Q. Can Exempt Listings (office exclusives) be reported for MLS volume?
A. Yes as sub-type F Non MLS Sold. Must have permission from seller and all required information as well as a photo.
 
Service Area.
  1. Q. Does my key work on the LBX's in the new service area that includes Stevens, Pend Oreille, Lincoln and Whitman County?
A. If the phone or key was issued by Spokane or Northeast Washington Association then the broker can use the device in the new service area.
  1. Q. Does this mean that all brokers in the new service area will be able to access my Spokane lockbox?
A. Only brokers with keys issued by Spokane or Northeast Washington Association.
  1. Q. Does this mean that all properties for sale in the new service area will be in the MLS?
A. No, only the properties listed/input by subscribers of the SAR MLS. If there are properties listed by brokers that are not in the SAR MLS they will not be included.
  1. Q. Will all sales in the new service area be posted in the MLS?
A. Only sales of properties listed/input by subscribers of the SAR MLS.
 
MLS of Choice.
  1. Q. MLS of Choice means I don't have to subscribe to the MLS anymore?
A. Only If you're a REALTOR ®
member and you subscribe to another MLS through your managing broker (Participant) and do not use the SAR MLS at all for listing, selling or showing.

THURSDAY, NOVEMBER 15th 

The Board of Directors of the Association will submit to the membership at the November 15, 2018 Annual Membership meeting a proposed Bylaw change.    
 
The proposed Bylaw amendment is renaming the Education Committee.
 
ARTICLE XVIII
Appointed Committees
 
Section 18.1 Standing Committees. The President shall annually appoint the members and designate the Chairperson of the Standing Committees. The President-Elect shall designate the Vice Chairperson of each Standing Committee. All such appointments shall be subject to confirmation by the Board of Directors. The Standing Committees shall be:
(a)  Education Committee Professional Development Committee
(b)  Governmental Affairs Committee
(c)  Grievance Committee
(d)  Special Events Committee
(e)  Professional Standards Committee
(f)   Communication/Member Services Committee

My Life-Changing Open House Moment 
 


 


Open houses and showing homes are simply a part of a real estate broker's everyday business.

In fact, most of us don't think much of the very vulnerable position we put ourselves in almost every day. 

The recent report about the Snohomish County broker who was brutally attacked and assaulted at an open house is a reminder that we should step up our game when it comes to our personal safety. 

This story hit home for me because I too was assaulted at an open house.

This is a difficult story for me to share, but if I can help just one of you avoid a situation like mine by bringing more awareness to the issue, then I am happy to do so.

Frankly, this story still makes me anxious and I don't often tell it.

Our fourth and final Education Excellence and Quarterly Membership Meeting will take place on Thursday, November 15th, at Centerplace Regional Event Center in Spokane Valley.
 
The Education Excellence class will be the required NAR Code of Ethics class (4.0 clock hours) which about half of all SAR members still need to take by the end of the year to maintain their REALTOR status.  
 
Pay just $25 for early registration on or before Monday, November 12th - cost goes up to $40 after that date.

RPAC is how we as REALTORS® protect our businesses and advocate for those issues that are critical to our industry.

Council Approves Property Give-away 
 
 
   
 

The Spokane City Council voted to allow unused city properties to be transferred to developers and nonprofits who agree to build affordable housing on the sites.

Local governments were authorized by the Legislature this year to give surplus properties away for public benefit.

The local ordinance approved Monday would require such potential properties to be analyzed by a real estate review committee, which includes council members.

The city's Community, Housing and Human Services also would make a recommendation on the practicality of the property for affordable housing based on factors such as how close the parcel is to public transportation and proximity to medical care.

Ben addressed the surplus property issue from Monday's Council meeting, brought up some housing issues that are coming soon to Council attention, and answered questions from SAR members.

What is WUCIOA and Why Should I Care?

A new law took effect on July 1, 2018

The Washington Uniform Common Interest Ownership Act is found at RCW 64.90 and is best known by its acronym, WUCIOA (pronounced, "woo-ki-oh-wa"). 

Real estate brokers will recognize implementation of the new law by inclusion of a new field in the listing input data sheet, "common interest community," and the availability of a new statewide form, "Common Interest Community Addendum" (Form 22CIC). 

The new field on listing printouts is already causing enormous confusion. 

Some listing brokers assume that if seller's property is part of a homeowners association, it is a "common interest community". 

That is a bad assumption.

In fact, there are few, if any, "common interest communities" in existence on the release date of this article.
