WHITE PLAINS: The Next Chapter

As published in West Fair Buisness Journal

October 19, 2026

There are a lot of exciting things happening in White Plains.

By far, the biggest in the Downtown area is the upcoming demolition of The Galleria mall and the redevelopment of this site into District Galleria.

The existing enclosed mall now covers 100 per cent of the site. The redevelopment will cover only about 50% of the site, leaving lots of green space and open views all around, rather than what I have always thought of as a “big rock” in the middle of the

city.

District Galleria will contain about 3,200 apartments in seven buildings, including market-rate and affordable units. The new buildings will be up to 40 stories tall, with views of Manhattan, the Long Island Sound and the Hudson River. Parking will be underground.

There will be plazas for community events, green areas, restaurants and bars with outdoor seating, as well as entertainment venues and retail stores.

Demolition should start within the next 6 months, reportedly beginning at the Court Street side and moving in sections toward the Metro-North Station. It will be a 10-12 year project (yes, really) but will be the largest transformation of Downtown White Plains since the Galleria was built about 45 years ago.

The 4-building complex Hamilton Green is up and leasing well. Both apartments as well as The AVE, which offers furnished apartments for minimum 30 day rentals are available. A full amenity package includes a pool, fitness center, outdoor seating areas with barbeques, co-working facilities and game rooms.

The new 300,000 New York Power Authority headquarters is under construction on this site as well. This is the first office building built in White Plains since 1989 and will be a state of the art, carbon neutral, sustainable headquarters for the agency, keeping many jobs in the center of White Plains.

The former vacant office building at 99 Church St. is being converted to affordable condominiums and construction is well under way. Another successful repurposing of a functionally obsolete office building.

Class A office buildings at the Metro-North Station have leased well in recent years. Ginsburg Development’s City Square office space is almost fully leased. So is 10 Bank St., which RPW Group purchased a few years ago and treated to a full lobby

renovation.

1 No. Lexington Ave., known as the Gateway Building, is well on its way to re-tenanting the 250,000 square feet of space left behind a number of years ago when Alliance Bernstein decamped the building for Nashville. It has become the latest “flight to quality” building and a number of new tenants have relocated to it from other buildings in the Downtown area. There are now some new dining, fitness and retail options near the station, which will benefit both office tenants and residents in the area.

Adjacent to 1 No. Lexington is 25 North Lexington Ave., a uniquely designed apartment building right at the Train Station with interesting retail space that should attract some new dining options.

The office building 360 Hamilton Ave. has recently been sold. The new owners intend to create the first Trophy Class office building in White Plains with significant upgrades of the public areas as well as a complete amenity package.

A new residential development by Toll Brothers is under construction on Westchester Avenue, across the street from The Westchester. This is a new part of the city for residential development. In addition to 276 luxury rental apartments, it will contain a 155 room hotel and 25,000 square feet of retail space. The enclosed mall across the street offers various dining, fitness and sports venues in addition to Nordstrom, Neiman-Marcus and other retail stores, and Container Store and Bloomingdales are nearby, along with easy access to Route 287 and Downtown. I am confident that these will lease well.

There is also a lot happening in suburban White Plains. Just east of the city on Route 287 a large site containing 5 aging office buildings has been sold. This site will likely be redeveloped as mixed-use, including residential. It will take a while, as a rezoning is required but will revitalize a very prominent site.

New York Presbyterian Hospital and Columbia Doctors has opened The One, in a 380,000 former office park at 1111-1129 Westchester Ave. It is state of the art with medical offices, imaging , surgical suites and administrative offices. A total reimagining of two very large office buildings. With Hospital for Special Surgery next door at 1133 Westchester Ave and WestMed’s 2 full-building facilities nearby, what was formerly the Platinum Mile is now the Medical Mile.

A lot of new development, and more in the pipeline. The most exciting of which is District Galleria. Green space, new restaurants, bars and entertainment venues will transform the Central Business District into a popular 24/7/365 gathering place for the residents of the city's new apartment buildings, other local residents, downtown workers and visitors. Demolition of the Galleria should be underway soon and we will see the transformation begin.
