We were so optimistic following the 2010 correction, especially for Florida, and were so right. Affordability will soon be, if not already, an economic trigger. The dot com era had irrational enthusiasm. A correction will occur.

WIRE TRANSFER FRAUD
One of our financial institutions successfully stopped a potential wire transfer fraud of significant size recently.
Our Real Estate Board is constantly alerting us to get several confirmations of information in a wire transfer situation.
In the particular case, the Letterhead of a Law Firm was reproduced and wire transfer instructions were sent to the realtors involved in the matter. The Law Firm was the correct firm, and a wire transfer instruction was awaited by one of the realtors. Little did one suspect the account numbers and information was all an attempted fraud. The Seller Realtor's email was hacked! Unsuspecting anything unusual, the transfer was initiated until the Financial Institution feltsomething was wrong.
A happy ending and fraud averted in this case. Be alerted and double / triple check everything.

IT SNOWED IN PALM BEACH on January 19, 1977. First and Last snow ever reported by the weather service. Weather forecasters were caught by surprise, not expecting snow as far South as here, but it snowed in Miami also!
FLAVOR PICT ROAD How did Flavor-Pict Road in Boynton Beach get its name? The Flavor-Pict farming cooperative of about 1400 acres west of Boynton Beach was all farmland with some dairy and vegetable farms. At one time, the Flavor-Pict cooperative was Florida's largest tomato-growing operation.
DELRAY BEACH was named for the Michigan community of Delray, yes, MICHIGAN! In an economic downturn, the City Leaders felt a name change would bring more business from the "North" which was considered MICHIGAN and not New York!
POWERLINE ROAD becomes JOG ROAD in PALM BEACH COUNTY because there are many turns in the ROAD on the way to West Palm Beach. Yes, the POWERLINE runs along POWERLINE ROAD as well as JOG.
DELRAY BEACH has a population of just over 60,000.

We say it all the time: Often imitated but never duplicated. But, What is the Valencia Lifestyle?
When you buy a home in a Valencia Community, there is an equity attached to each home that is not priced separately, nor taxed, as in Country Clubs. But, you are not just buying a home.
There are TEN Valencia Developments in Palm Beach County, and more in Port St. Lucie and on the Florida West Coast. Each has basics which are not part of most gated communities.
Start with the Gate. They are attended 24 hours a day, not a keypad. All guests are screened and must be on your guest list or called in. Some developments have implemented a text notification when any guest comes through the gate.
Grounds: Valencia Properties have single-family homes and many sidewalks for walking, cycling trails, and expanded open areas along the roads, between homes, and have impressive entry ways.
Clubhouse: Every Valencia has a large clubhouse containing meeting rooms, card rooms, billiards, reception area, and on premise management office. All now have a cafe' or restaurant open only to residents, usually for breakfast and lunch, some for dinner, too. A large resort-style pool is at every clubhouse with additional resistance pools, hot tubs, and some have children's splash areas or beach areas.
Fitness Centers: Are usually attached to the Clubhouse, but in some developments are in a separate nearby facility, housing exercise equipment, steam and locker rooms, showers, aerobic dance studios, and yoga classes.
Tennis Courts are Har-Tru lighted courts. A Tennis Pro is available at each facility, and most have organized teams with competition in the South Palm Beach area. Private and Group Lessons are offered.
Pickleball at every Valencia, with organized team competition.
Some Valencia properties have shuffleboard, bocce, and basketball courts.
In addition to the structures, numerous activities fill your days and evenings, be it canasta, bridge, poker, or mahjong. Clubs exist for anything you can imagine, or, start your own.
Newcomers are welcomed at each Valencia, and the HOA has meet and greet events along with traditional holiday events and entertainment in the social halls. Movies, singers, comedians, and the like provide weekly entertainment.

Uninterruptible Power Supply (UPS) Every time there is a power flicker, the DVR box needs to REBOOT. NOT IF YOU HAVE A UPS! We have continued to watch television and not have any interruptions through numerous minor power surges, and until Hurricane Irma finally knocked us offline, we operated for an hour on our own! NO REBOOTS and continued television service. How much? The more the watts, the more the cost. Reliable systems for the DVR / TV and for the Internet / WIFI will run between $75 and $150 each. You get what you pay for and the higher the watts, the longer the systems will operate in a total power failure. AMAZON will deliver this to you in a few days.

This inexpensive unit is a Portable Charger for your Phone or Tablet.
When the power is out, or you're traveling, you'll find having one or more of these Chargers indispensable . While the units hold their charge for a long period, when storm warnings are issued, we make sure we have them charged up and ready. My friends have learned during past years when storms were approaching, to have these units ready. When a Hurricane WARNING is issued, its too late to get them! Only lessor quality and less powerful units are then available for way too much money. PLAN AHEAD and don't be without POWER for your phones! Again, the more expensive units are generally more powerful and will give you more charging capacity. Now where can you get these devices and have them delivered to your home?

More often than I care to reveal, we have relied on a local business team for repairs of our I-Phones, Tablets and the like. Screens, Batteries, Microphones, and more.
Sandi's I-Phone has had 9-lives, as well as our I-Pads. Chicago daughter's repair took 10 minutes and $10. Not always so quick, not always so inexpensive, but done right, quickly, and they stand behind their repairs.
