What's New This Month

August marks the peak of “fair season” in West Virginia, giving Mountaineers plenty to look forward to as summer winds down. Carnival rides, livestock shows and deep-fried treats all make this time of year one of the most anticipated for locals.

On the real estate front, things have leveled out. We like to think of it as more of a Ferris wheel than a roller coaster these days. Mortgage rates are holding steady in the mid-6% range, and inventory continues climbing. Meanwhile, regulators in Washington are inching closer to finalizing rules that could reshape how banks and servicers operate. Here's what you need to know to stay ahead as fall approaches.

CFPB Signals Final Mortgage Servicing Rule Is Coming Soon

The CFPB's 2026 agenda confirms it's on track to finalize a long-awaited update to its mortgage servicing rules, with a final rule expected as early as this month. The rule, first proposed in 2024, would simplify loss mitigation requirements, saving time and paperwork for mortgage servicers. Industry groups continue to push for a narrower, more targeted version than the original proposal, so it's worth following how closely the final rule tracks the 2024 draft.

AI Fraud: Protecting Your Business From Deepfake Calls

Deepfake voice fraud is quickly becoming a serious threat for banks and their customers, according to a recent U.S. Bank report. Criminals can now clone a convincing voice from just 3–10 seconds of audio, often pulled from public content like earnings calls, interviews or podcasts. Scammers use these audio clips to impersonate executives and authorize fraudulent wire transfers. The FBI received over 22,000 reports of AI-generated voice or video scams in 2025 alone, with losses approaching $893 million. This article from U.S. Bank recommends implementing second-channel verification requirements for any urgent financial request. They also suggest enforcing dual approvals so no single employee can request, approve and execute a transfer alone.

Wood County Lands $20 Million Manufacturing Investment

PowerFlo Solutions announced plans to establish new advanced manufacturing operations in Williamstown, investing $20 million and creating between 120 and 200 new full-time jobs at the former Hino facility. It's the latest in a string of manufacturing and energy investments in West Virginia since last October, with more than $12.85 billion in private-sector investments expected to create over 13,600 projected jobs statewide. As a result of this job growth and expansion, housing demand is expected to continue climbing in the northern part of our footprint.

Innovation

At October Research's National Settlement Services Summit (NS3), executives from First American Data and Analytics and MyHome discussed how title companies should think about AI investment. Their advice was to start with a clear business problem and prioritize the areas where AI's impact will show up fastest, such as document extraction and customer communication. Both speakers confirmed that human oversight remains essential to sound decision-making. AI can streamline processes, but accountability stays with people.

Mortgage Trends

Mortgage rates spent much of 2025 in the mid-to-upper 6% range, dipped to 6% in early 2026, then climbed back up amid market volatility this past spring. Major forecasters (including Fannie Mae, the Mortgage Bankers Association and Reuters housing analysts) now expect rates to hold in the mid-6% range for the rest of 2026, with only a modest dip possible by year-end.

Professional Development

Community banks are largely optimistic heading into the second half of 2026, according to a new ABA survey of 362 top officers. Nearly three in four banks are exploring expansion within their current markets, and half plan to use AI to help reduce costs. Nearly 60% of the surveyed officers expect significant growth within their footprint, with new tech tools and products driving growth. That said, AI adoption is a double-edged sword and should be integrated with caution. When asked what keeps them up at night, officers ranked cybersecurity and data breaches as the top concern at 73%, narrowly ahead of core deposit growth at 72%.

Market Highlights

A new NAR survey finds walkability is playing a bigger role in homebuying decisions than many might assume. 89% of respondents said sidewalks and places to walk matter when choosing where to live, and nearly two-thirds (63%) said they'd pay more to live somewhere walkable. Buyer priorities are expanding beyond square footage and price to include community design.

Why We're Excited for August in the Mountain State

Before the fall market picks up, we’re sharing a few reasons to enjoy the last stretch of summer here in West Virginia:

  • The State Fair of West Virginia runs August 13–22 in Lewisburg! This is your chance to check out the livestock shows, carnival rides, food and live music with family and friends.
  • Home closings often see a temporary spike in early August, as families settle into new districts before school starts.
  • Inventory is still building, giving buyers more options and leverage to negotiate.
  • Cooler evenings are near — perfect for porch sitting or hanging around the fire pit after a long day.
