MLS Changes

The way you report
contingent and pending sales
has changed. 
 
This issue was brought before the MLS Steering committee by frustrated participants, members and consumers.  
 
The main complaint stems from the portrayal of homes that are under contract as "Active" on syndicated third-party sites.  
 
A secondary complaint was various brokers interpreting their contracts as "Contingent" presumably to keep the listing active in the public eye and maximize marketing efforts.  
 
The change addresses these complaints and also provides some other benefits from the MLS statistical data without sacrificing functionality for members/brokers.

Transactions ultimately fall into two categories:

1) Contingent with a bump clause which should be actively marketed to the public and 2) Pending status that denotes the property is under contract without a bump clause.

  The way you input Open Houses has also changed!  
 
In order to reduce confusion for our members, the Open House SpokaneOpen/Public section has been removed from Listing Input screen and the Add/Edit Open House link will be used for Public Open Houses.

Transforming Neighborhoods: Strategies and Tools for Addressing Vacant, Abandoned and Deteriorated Properties
 
When: August 15, 2019
 
Where: Ramada Spokane International Airport (8909 W Airport Drive)
 
Now more than ever, communities across the US are using market-based interventions to stabilize neighborhoods.
 
This training workshop, conducted by the Center for Community Progress, will provide insight on understanding property market dynamics, analyzing data to understand neighborhood conditions, and strategic code enforcement strategies.  
 
Participants will also learn about available enforcement tools and how they can be applied effectively, efficiently and equitably to address vacant, abandoned, and deteriorated properties.  
 
The strategies discussed offer a systemic, proactive approach that, when put into action, can make a great impact on your community.

Spokane Market Among Hottest in Country

High demand, low inventory and multiple offers on homes are common in Spokane, which has become one of the hottest real estate markets in the nation.
 
Realtor.com named Spokane the third-hottest housing market in the nation in April - the most current data available from the online real estate listings website.
 
Ten of the hottest neighborhoods in the state are in Spokane County.

The National Association of REALTORS® second annual iOi Summit, which stands for Innovation, Opportunity & Investment, brings together over 500 real estate technology minds, investors and REALTOR® members to collaborate, network, and lead change.

Realtors are pouring an unprecedented amount of money into Spokane primary campaigns.
 
The Washington Association of Realtors has thrown substantial support behind mayoral candidate Nadine Woodward and three fresh faces vying for seats on the City Council.
 
The impetus behind the spike in campaign activity is addressing "a crisis with housing availability and affordability," according to Tom Hormel, chair of the WA Realtors PAC and a member of the Spokane Association of Realtors' government affairs committee.
 
"That's why we're playing big this year," Hormel said. "We took an opportunity to change the face of the City Council to help get us out of this crisis."
