WR Legal Hotline: Rapid Fire Q&A

Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons rapid fires answers at three scenarios submitted to the Legal Hotline:

1. Listing broker is listing property for a seller who has had a bad experience with a local real estate broker and has advised the listing broker that under no circumstances, may the identified real estate broker enter seller's home. How does listing broker handle this situation?

2. Buyer failed to close by the closing date in the contract. Buyer's lender did not send a letter required by Form 22A, paragraph 5. Therefore, I am concluding that the buyer is not entitled to the EM based on the financing contingency.

3. Paragraph 17 of Form 28 has a blank to include a "Deposit equal to _________ month's assessment at Closing." What does that provision relate to? Seller is afraid to put a number in there because seller believes it is going to obligate them to pay additional funds at closing.

The Washington REALTORS® Legislative Day is a long-standing tradition among broker members in Washington state.
 
In 2019, the REALTOR® message was "Unlock the Door for Affordable Home Ownership!"

SAR members joined member colleagues from across the state to deliver that message to the steps of the Capitol building (photo above) and directly to elected Members in face-to-face meetings with every Spokane-area legislator.  
   
The Washington REALTORS® Legislative Day, or "Hill Day." is a chance for you to take the voice of Washington REALTORS® directly to lawmakers in our state capital as they begin their session as we did last year.

New Reasons for Open Houses 


 
 

Open houses used to be an essential part of the listing marketing toolkit.

Things have shifted, however, as the internet and technology have become intrinsic elements of the real estate home search.

The 2019 National Association of REALTORS® Profile of Home Buyers and Sellers shows only 7 percent of buyers found the home they purchased through a yard sign or open house sign, while 50 percent found their home on the internet.

Technology can connect people with products, but can it sell something as unique and expensive as a house to buyers who still want to see what they're getting?

"Open houses not only allow buyers to tour the home, but they also create urgency for other buyers. Overall, open houses are a window to a successful business by providing extra opportunities to get in front of specific buyers."

Proceeds from this event will help families who have endured unimaginable loss.
 
We offer each office access to the Webinar to show in your office at no charge through December 31, 2019.
 
This class will not include clock hours, however it will count towards NAR Code of Ethics requirement.
 
If you offer this class in your office, you will need to send Tami your sign in sheet from the class, so she can record it on the NAR website.

2020 First Quarter MLS fees have been posted to the SAR member portal.

Your 2020 SAR annual dues are due January 1st, 2020.

You should have received an email regarding this.    
 
If you did not receive this email, please call the SAR at 326-9222 or continue with the online payment process here. 
 
To pay your 2020 SAR annual dues online, click on the graphic below, which will bring up the login screen for the SAR member portal:  
 
 
 
 
Once online, use the Review and Pay Balance section to make your payment online.    
 
Alternately, you may retrieve an invoice while online to pay by mail, or you may pay in person at the SAR, 1924 North Ash Street.

Broker Load of Closed Sales in Paragon
  
   
Beginning on Monday, January 6, 2020, closed sales can be reported directly in the Paragon system by staff and brokers
with listing input access.
  • Closed sales must be reported by the next business day after recording.
  • FSBO sales must still be sent to the SAR/MLS for closed sales reporting.
  • Duplicate listings may only be reported once. Send an email to the SAR/MLS and the SAR/MLS staff will remove the duplicate listing from the system.
  • Closed sales may still be emailed or faxed to the SAR/MLS office to be input at no charge.
  • Closed Sales must continue to be reported by 10 a.m. on the first working day of the month to ensure that they are included in the monthly statistical reports. (For example, all January 2020 sales must be reported by 10 a.m. on February 3, 2020 to be included in the January numbers.)

Real estate farming is possibly the most proactive position an agent can take to build inventory.  
 
The method includes a series of steps that analyze a given neighborhood, ZIP code or market area to determine how many homes are most likely to sell, at what price range, and how long they will be on the market.
 
Using RPR to conduct market research and applying the formulas below will help you in your farming efforts.
