Over 500 REALTORS® adorned with "Unlock the Door for Affordable Home Ownership" scarves converged on Olympia for the Washington REALTORS® Legislative Day event, last week.
Over the course of two days, REALTORS® participated in governance meetings, installed our 2019 Leadership, networked and met with Legislators to discuss solutions for the acute housing affordability crisis in Washington State.

The SAR delegation from Spokane included about 20 members (some pictured above), many of whom are Key Contacts who keep in touch with our Legislators throughout the year.
These local relationships, paired with Washington REALTORS® staff and resources on the ground in Olympia, create one of the best and strongest constituent voices in our state legislature.
This year, the Washington REALTORS® Legislative Day theme was "Unlock the Door for Home for Affordable Home Ownership."
Radio and television spots across the state announced our campaign for days before we set foot in Olympia.
Legislators knew we were coming, and what we wanted to talk about.
At the end of the day, Spokane REALTORS® met with more than a dozen Senators and Representatives from throughout eastern Washington - many of whom now have blue and white "Unlock the Door" scarves as reminders of our visits.

2019 James S. Black Memorial Scholarship
|
DEADLINE: February 22nd
Applications are now being accepted for the 2019 James S. Black Memorial Scholarship.
This scholarship helps members pay for tuition and expenses leading to professional designations such as GRI, CRS, CPM, SIR, or MAI.
The deadline to submit applications to the SAR is Friday, February 22nd.
The scholarship will be awarded
March 21st at the SAR's quarterly membership meeting at Centerplace Regional Events Center.

CI 101: Financial Analysis for Commercial Investment Real Estate
CI 101 is a bedrock class for real estate practitioners at a time when risk mitigation, pricing, and cycle assurance have become critical to investors.
CI 101 introduces the CCIM Cash Flow Model, a tool for ensuring your investment decisions are based on wise finance fundamentals.
During the course, you will learn how to use key financial concepts such as Internal Rate of Return (IRR), Net Present Value (NPV), Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital to compare different types of commercial real estate investments.
This course will teach you how to:
- make informed investment decisions using the CCIM Cash Flow Model;
- measure the impact of federal taxation and financial leverage on the cash flow from the acquisition, ownership, and disposition phases of real estate investment; and
- use real estate analysis tools to quantify investment return.

2019 Real Estate Market Forum

What about making contributions to charity in your client's name as an incentive?

The Voice for Real Estate

NAR looks at IRS guidance just released on applying rental income to the new 20 percent business income deduction.
It also looks at NAR's efforts to get processing of Rural Housing Service loan processing, which has been stalled since the federal government shutdown.
Also covered is the March 1 start date for your members to submit applications for a spot on an NAR committee.
In addition, the video excerpts from testimony before the House Financial Services Committee last month by NAR President-elect Vince Malta on why it's crucial the federal government maintain an explicit guarantee of conventional conforming loans backed by Fannie Mae and Freddie Mac.

Spokane in Top Ten
|
Realtor.com recently released
a list of 10 metro areas that experienced double-digit growth in housing prices last year.
The price growth in the Spokane area and the other markets came as 70 percent of the U.S.'s 200 largest housing markets experienced a slow down.
Spokane-area homes for sale in December had a median list price of $299,100,
representing a 15 percent increase from the previous year, according to Realtor.com.
The price quoted by Realtor.com seemed high to
Rob Higgins, executive officer for the Spokane Association of Realtors. He said it may have included properties with acreage.
