This newsletter includes important information about upcoming forms changes, including: Legal Bulletin, Samples of Revised Forms, & Forms Update Classes.
 
Please read through this information carefully and be in touch with your SAR if you have any questions.

There are many NWMLS/Statewide forms being revised and several new forms that are being released on March 3, 2021. There are significant revisions to the Purchase and Sale Agreements, the Financing Addendum, the Inspection Addendum, and the Escalation Addendum. Other forms revisions are not substantive and include minor clarifications and updates to outdated vernacular.  

Legal Bulletin 219, which summarizes the forms revisions, and SAMPLE versions of the revised forms are linked below for review purposes - in both clean and redline formats:
Many forms will be available for order in hard copy from NWMLS on February 23, 2021 - please allow extra time for printing and shipping. The forms will be published for use on TransactionDesk on March 3, 2021.   

  
 
   
 
Washington REALTORS® is offering a series of online, interactive classes with our Legal Hotline lawyer that will go over what you need to know for the new 2021 forms revisions.  
 
Forms revisions will be published for use by members on March 3rd so register today!

The housing crisis in the Spokane region has reached a critical level and is threatening the stability of our region.  
 
That is the consensus of a panel of national and regional economists and housing experts who came together for a Spokane Region Housing Needs Summit, this week, hosted by the Spokane Association of REALTORS®.

Created in partnership with Havas Chicago, the series of television spots emphasize the positive impact Realtors® have on their clients and the communities they serve.  
 
The campaign advances NAR's advertising strategy to further distinguish Realtors® - members of the National Association of Realtors® and guided by the association's Code of Ethics - from non-member agents and listing apps.

Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons is seeing some dangerous business practices occurring in this seller's market.

So, this week, Annie continues a new video series with RE/MAX Integrity Owner Broker Paul Blumenstetter to focus on these dangerous practices with a goal of helping us all avoid them.

In part four of this series, Annie and Paul talk about the risks for both sellers and buyers who have pre-inspections performed on properties for sale.

Expanding Housing Opportunities

Expanding Housing Opportunities is a 4-hour education course developed by the National Association of REALTORS®.   

This course will be taught by Washington REALTORS® Senior Faculty member Jan Ellingson. 
 
The course is designed to help real estate professionals understand affordable housing issues and how their role in increasing housing opportunities.
Course participants will learn how to:
  • Identify and explain the range of affordable housing opportunities and their benefits to clients.
  • Describe how affordability affects the housing market, their clients, their business, and their community.
  • Better analyze affordable financing options, including local, state, federal, and nonprofit assistance programs for buyers and renters.
  • Build partnerships to expand housing opportunities through advocacy, workforce housing initiatives, and green building concepts.

Spokane County's top public health officer was guest speaker at this week's SAR Governmental Affairs Committee meeting (pictured above).

Dr. Francisco R. Velázquez (pictured above) told members Spokane is unique because of its capacity for medicine. As the center for medicine for much of the region, we have roughly 2 ½ times the medical capacity as other cities our size.  
 
As such, Dr. Velázquez believes we have the resources to mobilize quickly to begin vaccinating ten times what is currently being done.
 
Dr. Velázquez's remarks were quite informative and enlightening. So much so, SAR Governmental Affairs Director Darin Watkins wrote up a report for members who were not able to make the meeting.

Governor Jay Inslee, Thursday, eased the East Region (Spokane County) to Phase 2 - effective Sunday (2/14).

Those regions progressing will be able to do so starting Sun., Feb. 14. This creates more options for restaurants to make Valentine's Day special for couples who hoped they could have a night out. (And if it's a first date that doesn't go well, remind them to stay 6 feet away).


Opening indoor dining, museums, and concert halls is the biggest change, though these will be limited to 25% capacity.

Limited, in-person open houses will now permitted.

Brokers must ensure that no more than ten (10) people are on site, including the broker, and that all other required protocols are followed (face coverings, social distancing, sanitation, etc.).
