2020 Real Estate Market Forum

More than 700 people - the most ever - attended the 2020 Real Estate Market Forum, Thursday, presented by the Spokane-Kootenai Real Estate Research Committee.

The committee is a non-profit corporation which develops a reliable database of statistics and trends in real estate and related activities in Spokane County, Washington and Kootenai and Bonner Counties, Idaho.

The Spokane Association of REALTORS® was an event  sponsor.

This is an exciting year to be talking about real estate in the Inter-mountain West.

The Spokane-Coeur d'Alene market is Identified in several recent news reports as one of the hottest residential real estate markets in the nation.

2020 SAR President Tom Clark (pictured above) spoke as part of a morning panel on regional residential real estate.

Clark shared the Spokane Association of REALTORS® predicts a 2% increase in unit sales this year (would be higher with more inventory), and a 7-9% sale price increase.

The National Association of REALTORS® predicts a 4% increase in unit sales this year with a 3.6% sale price increase.

In an age of revolutionary change in most businesses, Curley said every business needs to focus on five strategies to survive change - he calls them "The Five Ps:"

  • Passion
  • Practical
  • Personal Communication
  • Playful
  • Pleasure

 
Unlike home search in our parents' generation, most home buyers today start their search online.  
 
Still, most home buyers (about 90%) still choose to work with a real person - a REALTOR® - when it comes time to actually see a property and work a deal.

1) Two brokers usually work together, whether they're representing a buyer or a seller. It turns out, in this scenario, that the two team members would like to represent different buyers, both interested in the same property. Is it lawful for each of the team members to represent a different buyer competing against each other?  
 
2) Two brokers representing a seller together (both brokers are identified in the listing agreement as representing the seller. Now, one broker on that team has a buyer. Is broker allowed to break away from representing the seller and represent the buyer?

SNAP: Down Payment Assistance 
 
 
 
 
     
Our friends at SNAP (Spokane Neighborhood Action Partners) share word on their Down Payment Assistance Program that offers $10,000 down payment assistance for non-conforming loans. 
 
A non-conforming loan is a loan that fails to meet bank criteria for funding.  
 
Reasons include the loan amount is higher than the conforming loan limit, lack of sufficient credit, the unorthodox nature of the use of funds, or the collateral backing it.
 
If you have a client who doesn't qualify for a traditional loan, SNAP may be able to help.

NAR: Remodeling Impact Report 
 
 
   
      
Homeowners and renters remodel, redesign, and restructure their home for a variety of reasons.  
 
This report takes a deep dive into the reasons for remodeling, the success of taking on projects, and the increased happiness found in the home once a project is completed.  
 
It also contains:
  • The typical cost of 20 remodeling and replacement projects, as estimated by members of the National Association of the Remodeling Industry (NARI)
  • How much appeal each project is likely to have for buyers, according to REALTORS®
  • How much REALTORS®estimate that homeowners can recover on the cost of the projects if they sell the home.
