MLS Changes - Effective August 1st
The way you report contingent and pending sales is changing.
This issue was brought before the MLS Steering committee by frustrated participants, members and consumers. The main complaint stems from the portrayal of homes that are under contract as "Active" on syndicated third-party sites. A secondary complaint was various brokers interpreting their contracts as "Contingent" presumably to keep the listing active in the public eye and maximize marketing efforts. The attached proposal addresses these complaints and also provides some other benefits from the MLS statistical data without sacrificing functionality for members/brokers.

Transactions ultimately fall into two categories:

1) Contingent with a bump clause which should be actively marketed to the public and 2) Pending status that denotes the property is under contract without a bump clause.

CONTINGENT SALE Bump Clause (Check one): ~~Sale of Buyer's House (22B) ~~ Short Sale (22SS)

PENDING SALE No Bump Clause - (Check one): ~~ Pending ~~ Pending Inspection

The way you input Open Houses is also changing!
In order to reduce confusion for our members, the Open House SpokaneOpen/Public section will be removed from Listing Input screen and the Add/Edit Open House link will be used for Public Open Houses.

Governmental Affairs: Primary Election
The City of Spokane is considering raising impace fees, adding as much as $1,000 per project in West Plains, and nearly doubling fees for the South Hill.  At the same time, Spokane may expand short-term property tax exemptions.
The Spokane County Elections office mailed 2019 Primary Election ballots, this week.
If you live in the county, you should see yours in your mailbox in the next few days.
Remember to return your completed ballot before or on August 6th.
Visit the Spokane County Elections office for more information online here.
Legal Hotline: How Good Deals Die
Washington REALTORS® Legal Hotline Lawyer Annie Fitzsimmons reaches into the mailbag and discusses a question she received about Form 35R.
In this video, an awkward disclosure of death leads to Form 35R breakdown and Annie covers why maintaining trust and tone between Brokers in a transaction is so important.
