It has been brought to our attention that there is an email circulating to some real estate brokers that seems to come from Washington REALTORS® asking you to download a "WR Document".
This is not from Washington REALTORS® and if you look at the "From" email address, it was sent from a Yahoo email address, not WR.
If you receive this email, please do not open the document, click any links in the email, and please delete the email altogether.
Email scams, phishing attempts, email spoofing and identity fraud continue to become more sophisticated and the frequency that members receive them have increased.
Emails often look legitimate when they borrow, or scrape, images off your website - even including logos, branding elements, and etc.
These emails will often seem "off" or ask you to do unusual things.

NWMLS/WR COVID-19 FAQs - NEW!

All Washington State counties are now at Phase 3 of the Healthy Washington - Roadmap to Recovery plan and under new CDC masking guidance that allows fully-vaccinated people to no longer wear a face covering (with certain limitations).
In Phase 3, the following protocols apply to the real estate industry:
- Capacity for real estate offices, including guests, is limited to 50% or lower. Appointments are not required for clients to visit real estate offices. Remote meetings with clients are encouraged.
- In-person brokerage activities at the property (showings, inspections, etc.) are permitted by appointment with no more than ten (10) people on site, in addition to the broker.
- In-person open houses are permitted with no more than ten (10) people are on site, in addition to the broker.
As a reminder, the following protocols continue to apply to all in-person activities (previews, showings, listing appointments, inspections, walk-throughs, appraisals, etc.):
- In-person activities must be by appointment only;
- Face coverings are required to be worn at all times by real estate brokers, their clients, and industry partners (e.g. appraisers, inspectors, photographers, stagers, etc.). Brokers may not provide services to any client who does not wear a face covering; and
- Those persons must strictly follow social distancing guidelines by remaining at least six feet apart at all times.

NAR Membership Hits Record High

The COVID-19 pandemic and a booming housing market have led to a rising number of professionals entering the real estate business.
The National Association of REALTORS®' membership grew to 1.48 million at the end of 2020, up from 1.4 million at the end of 2019 - a record high - according to the association's newly released 2021 Member Profile.
While the number of professionals is increasing, the housing inventory is not, and that is pressing on some real estate pros' ability to grow their sales and businesses. REALTORS® cited a lack of inventory as the leading reason limiting their clients from completing a transaction.
Overall, the median gross income for REALTORS® was $43,330 in 2020, down from $49,700 in 2019.

This award recognizes a Designated Broker or Managing Broker who serves as an example of loyalty, ethical behavior, and leadership in the real estate profession.

2021 SAR Legacy of Service Award

Your SAR is now accepting nominations for its 2021SAR Legacy of Service Award.
This award is created as a "Lifetime Achievement" award to honor those REALTOR® members who are respected in our profession by colleagues and serve our profession through various Association committees.
Additionally, this award honors those who spend the majority of their years as active REALTORS® mentoring newer members, helping to define regulations within our field, all the while giving back to the community.

SAR Professional Development
The SAR continues to offer a full schedule of virtual classes to help members satisfy their professional development requirements to keep their REALTOR® status current.
The content is much the same as you have enjoyed in the past. The instructor and students are together in real time, just not in person, and are able to engage in questions and answers to make the material most relevant to each individual.
Classes are monitored to ensure attendance and attention so that credit is earned for actual participation and not just for connecting to the class (see photo above).
We expect to maintain virtual classes through the summer, though may begin offering a hybrid live-virtual experience in coming weeks.

The Washington State Real Estate Commission and Department of Licensing require the completion of 3 clock hours of prescribed core curriculum.
The 3 mandatory core clock hours must be included in the 30 clock hours required for active licensees.
"Current Issues in Washington Residential Real Estate 2020-2021" is the Core Curriculum course required by DOL.
Remember, you must take this class every 2 years for your license renewal. We are now in the 2020-2021 two year cycle.

Property Values Jump 12.6%
|
At this point, the increases are almost starting to feel normal.
Spokane County single-family residential property values rose 12.6% this year, according to the assessor's office.
That's a big jump, but county appraisal supervisor Joe Hollenback said it's about the same as last year.
Hollenback said single-family homes have risen by roughly that amount each of the last four years.
That means the average single-family home is about 1.5 times as valuable today as it was four years ago.

Housing Crisis Discussions

Allowing for a variety of housing in areas that currently prohibit it, advocates argue, could help stem the rise in housing prices that feel nearly exponential and provide more opportunities for homeownership.
The average sale price of $356,500 for a home in Spokane County in April was a record high, and a 27.3% increase over April 2020.
"If my son moved home and wanted to be part of the Spokane workforce, he couldn't buy a house here," said Councilwoman Karen Stratton.
"If we want people to come into our community and work and live, we've got to have opportunities that are not just single-family homes."

Fairhaven Congrats!

Fairhaven is a virtual place, but the lessons you learn there can make a real difference in your business.
The platform takes real estate professionals to the fictional town of Fairhaven, where agents work to close four deals while confronting situations in which discrimination is a factor.
As agents advance through the simulation, they receive feedback on their performance that they can use in real-life situations.
The course takes 60 to 100 minutes to complete and can be paused or retaken as necessary.
