Legal Hotline: Manage my Property?

Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons has been hearing from more and more brokers whose sellers are asking them to manage their properties for them, especially if a property didn't sell on the timeline the seller needed.

Can a broker manage the property? If yes, what does a broker/firm need to do in order to do this?

Annie answers that question in this six-minute video:

Greenstone founder Jim   Frank was a guest of the SAR Governmental Affairs committee, this week, at its regular November meeting (pictured above).

Greenstone is perhaps best known for the River District development in Liberty Lake and Kendall Yards in Spokane.

For the past several years, Frank has been an impassioned advocate for condo liability reform in Washington state - a cause from which he takes great frustration and disappointment.

Seven Tips for Staying Safe

The son of murdered Arkansas REALTOR® Beverly Carter and the friend of murdered Iowa REALTOR® Ashley Okland spoke at an emotional session at the REALTORS® Conference & Expo in San Francisco, last week.

Both offered seven strategies for keeping real estate professionals safe while engaging in typical daily activities.

We thought you'd like to learn what they had to say, for your own safety.

This is very much worth a few minutes of your time to read  online here.

Managing Broker Examination

The Department of Licensing sent out a notification on October 21, 2019, alerting that the National Real Estate Managing Broker Examination was being revised, and this revised version would be launched on January 1, 2020

Concurrently, the department and PSI have been working to revise the State Real Estate Managing Broker Examination to mirror the newly revised scenario-based national exam.

This new exam is based on a truly nationwide exam development initiative to ensure that candidates will continue to receive the most comprehensive and up-to-date testing experience possible.

Upon reviewing the impact that these changes may or may not have on our education providers and potential licensees, PSI will be hosting a webinar to brief our education providers on the impending changes.

So that your questions can be addressed sufficiently, implementation of the national exam has been postponed and will not go live on January 1, 2020 as previously communicated.

There is no date set for future implementation of either the national or state revised exams at this time. However, a communication will be sent in the coming months to include the dates and instructions for participating in the webinar and additional correspondence of the revisions along with the implementation date.

We are optimistic that the exam enhancements made to both the national and state managing broker examination will benefit all providers and candidates.

If you have any questions, please feel free to contact:

Real Trends: Real Estate Reviews

H ow can you finish the year strong and carry momentum into next year?

We have found there is One Thing that most quickly produces transactions.

If every sales associate in your company is doing it, revenue, market share, and profits soar.

What is the One Thing?

It's Real Estate Reviews.

Sometimes they are called Annual Real Estate Check-Ups or Annual Real Estate Wealth Reports.

They are simple, easy, and powerful.

The best time to do them is in November, December, and January.

Real Estate Reviews are a simple market overview, not a full market analysis.

They can usually be prepared in 15 minutes or less.

The November issue of Real Trends - a member benefit of Washington REALTORS® - offers the formula online here.

Spokane Valley Planning Commission

Th e City of Spokane Valley is seeking individuals to serve three-year terms on its Planning Commission.

The term is scheduled to begin January 2020.

The Commission studies and makes recommendations to the City Council for future planned growth as directed by the City Council.

Qualifications include having an interest in planning, land use, transportation, capital infrastructure, and building and landscape design as evidenced by training, experience, or interest in the City of Spokane Valley.
