Spokane City Council Votes to Drop Natural Gas Restrictions
Vote follows Spokane REALTORS® Call to Action
 
The Spokane City Council on Monday voted to remove language from its "Spokane Sustainability Action Plan" that would restrict the use of natural gas in the city.
 
The plan called for prohibiting all new appliance connections to natural gas, along with a scheduled ban on all new multi-family, commercial and residential gas hookups.
 
Following an SAR Call to Action, over 100 REALTOR® members wrote and called their council representatives urging them to drop the provision.
 
That afternoon, the council agreed to remove the language that we believed would have been harmful to Spokane businesses and families.

The final Sustainability Action Plan is expected to come before the council for a vote on October 12th.

New Construction Valuation
in Spokane County
at All-time High
The Spokane County Assessor’s office shares word it has just finished adding $1,338,116,330 in taxable new construction to the tax rolls, which will be payable in 2022.
 
This is the highest amount ever added to the county’s tax roll in a year.

So, what does this number mean to Spokane County property owners?

The answer takes a little explanation so we rolled video on their conversation and are pleased to share it with you here.

Final Taco Tuesday at the SAR!

The fourth and final Taco Tuesday at the SAR will be held in the association parking lot - 1924 North Ash Street - this coming Tuesday, October 5th, from 11:30 a.m. to 1:30 p.m. Catering will be by Cochinitos.

Members and staff presented Rob with a congratulatory cake, which was shared with all of the guests to this week's parking lot lunch.

You will receive Notice on Wednesday, November 24th of the "Final Slate of Candidates". 
Voting begins on Monday, November 29th. You will receive your ballot via email.

Deadline to submit ballots will be Wednesday, December 15th, 4:30 p.m.
 
Our new leaders will be announced at our Annual Membership Meeting on Thursday, December 16th, at CenterPlace Regional Event Center.

Manipulating MLS Price Prior to Status Change?
From the Mailbag:

Buyer made an offer in a multiple offer scenario, and the final purchase price was increased significantly above the asking price. After mutual acceptance and prior to changing the property status to pending, the listing agent called and asked the buyer's agent if it would be okay with them if the listing agent increased the original asking price to be closer to the pending price in an attempt to minimize and appraisal gap. This would be done prior to changing the status to pending so if the appraiser did not do a thorough review, they may see that the property did not escalate that high above asking price.

Is it legal to manipulate the price prior to changing status? Is this ethical? How should brokers be handling scenarios like this?

The SAR offers a full schedule of virtual classes to help members satisfy their professional development requirements to keep their REALTOR® status current.

 Code of Ethics cycle ends
December 31, 2021
 

Your Code of Ethics status will appear in the top-left corner on your home screen if you've completed the class.

You can also check your Code of Ethics status on the NAR website: https://www.nar.realtor/my-account?tab=term-My-Education
 

All brokers must take this class once every three years. 
 
We're currently in the cycle 1/1/2019-12/31/2021

Please note for new agents, completing your first two-year renewal, you must first take the 7.5-hour Code of Ethics and Fair Housing class, within 3 months of joining the SAR, and then you will be eligible for ethics training of not less than three hours of instructional time during the next two-year cycle. 
 
The NAR Code of Ethics Class offered at the SAR is a 3.5-hour class called "Code of Ethics for Real Estate Professionals". 
 
Your membership will be suspended, until the class is completed, if this requirement is not met.
