Guide to Success

Tuesday, October 27th;
Thursday, October 29th
9 a.m. both days
We're excited to announce the nationally known real estate speaker Marki Lemons-Ryhal will be teaching our two-day Virtual Fall Business Symposium.
Marki is trend-setting instructor who's well known for her fun teaching style, her dynamic personality and her marketing, branding, and tech savvy.

What to expect at the WR Fall Business Symposium:
  • Increase your business success.
  • Generate more leads and sales using first-class strategies.
  • Dominate with these proven, productive, and up to date social marketing techniques.

Limited Open Houses are now permitted in Spokane County.
No more than five (5) people, in addition to the broker, may be in the property at the same time.
In order to hold an open house, the firm and broker must take measures to ensure that occupancy is restricted to the currently permitted gathering size and all other required protocols are followed (face coverings, social distancing, sanitation, etc.)
Washington REALTORS® and Northwest MLS have created an assortment of signs and a sign-up sheet that brokers can use for open houses.
  • Sign alerting the public to the occupancy restriction for Phase 1.5 and 2 and Phase 3 counties (Spokane County is currently at Phase 2).
  • Sign reminding the public to wear face coverings and social distance (pictured above).
  • A sign-in sheet including contact information for all attending an open house.

It's time, again, for the community of Spokane REALTORS® to celebrate the year and each other - still with each other, though virtually this year.
We'll be announcing the SAR Annual Award Winners, results from the Food Drive - along with presenting the plaque to the winner office, Election results and so much more!
You won't want to miss this meeting!
Registration is open and available now:
We will be doing a drawing at the end of the meeting. Winner must be present on the Zoom virtual meeting at the time of drawing or another winner will be drawn.
REMINDER: You are not automatically signed up for the General Membership meeting if you take Annie's class earlier that day (see details below).
You'll need to sign up for the meeting separately.

Annie is Zooming in to Spokane

Tuesday, November 17th;
Wednesday, November 18th

November will bring a couple of excellent continuing education opportunities with our Washington REALTORS® Legal Hotline attorney Annie Fitzsimmons, and the SAR Annual Meeting - all virtual this year due to continuing precautions against the Corona Virus Disease.
Our Quarterly Zoom classes with Annie Fitzsimmons are scheduled for:
Tuesday, November 17th - 1 - 4:30 p.m.
  • To Disclose or Not to Disclose
In every transaction, brokers, buyers and sellers have disclosure obligations. These obligations arise from statutory law and from case law. How do you know what to disclose and what not to disclose? This class attempts to answer this question by studying actual court decisions and analyzing what made the court rule the way it did. The different between liability and no liability may be surprising to you! Don't miss this very informative class with Annie Fitzsimmons.
Wednesday, November 18th - 9 - 12:30 p.m.
  • Death, Divorce and Disgruntled Clients
Would you like to spend a few hours discussing super-fun, upbeat, exciting topics? If so, then you don't want to miss this class! We will discuss the always exhilarating trifecta of: death, divorce and disgruntled clients! Okay... so maybe the topics don't sound super-fun but won't it be fun to know how to handle the title issues when your client needs to sell grandma's house, now that grandma has passed? Wouldn't you like to know what to say to the buyer who tells you that he/she is ready to purchase and the divorce will be final in a month or two? How fun would it be to know what to say to that buyer (or buyer's agent) who calls you after closing to tell you that the refrigerator is missing and you owe them a new fridge? In this class, we discuss all of these topics and arm you with the knowledge to handle these situations professionally, with a confident smile, putting your client (and you) at ease.

Legal Hotline: Form 21 Addendum Line
Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons is on a mission to answer all the questions on the Designated Broker Wish List.
We asked DBs around the state to submit questions or topics of discussion to Annie via email so she could address them and share them as a Friday Video.
This week's question: "How should brokers use Paragraph 16 (the addendum line) on Form 21 and what is the significance of forms being referenced on that line but not included in the Purchase Agreement (or vice versa, forms being included but not referenced on that line)?"
Annie's video answer runs about 13-minutes:

RPR®: Sharpen your Focus
Real estate is a competitive business and you never want to come up short.
Use these strategic tips from REALTOR® Property Resource® to sharpen your focus.
It's harder to show your personality when half your face is covered.
Masks can conceal your expressions, muffle your speech, and create misunderstandings between you and those you're talking to.
But masks are essential when meeting with clients.
"I felt muzzled," Learka Bosnak, a sales associate with Douglas Elliman of California in Pasadena, Calif., told The Wall Street Journal. "I was constantly running around saying, 'I'm smiling under here!' This business is all about rapport, comfort level."
Etiquette experts say it's important to smile-even when wearing a mask.
Your mouth may be covered, but your smile is still visible in your eyes and audible in your speech, according to a blog post from Debrett's, a professional etiquette and coaching company based in London.
