UAD 3.6 Latest News
On September 29, 2026, Fannie Mae and Freddie Mac, working with the Federal Housing Finance Agency, unveiled a limited-time policy exception for lenders who will not be ready for the November 2, 2026 mandatory start of Uniform Appraisal Dataset (UAD) 3.6.
Lenders must request the exception to qualify. Once approved, they can keep delivering appraisals in the older UAD 2.6 format through May 19, 2027, and during that window both UAD 2.6 and 3.6 reports will be accepted. Starting March 1, 2027, however, UAD 2.6 appraisals will no longer be eligible for certain appraisal-related representation and warranty relief, which increases risk for lenders using the exception.
Both enterprises urged lenders to complete their move to UAD 3.6 before March 1, 2027. After May 19, 2027, every new appraisal submission must use UAD 3.6, and the legacy format will be retired entirely on June 28, 2027, when UAD 2.6 reports will no longer be accepted or supported.

FHA Seeks Comments on Proposed Updates to Minimum Property Requirements
The Federal Housing Administration (FHA) is accepting public comments through November 6 on proposed updates to its single-family Minimum Property Requirements (MPRs). The proposal follows an earlier request for information and feedback from industry stakeholders and aims to update standards that have not been significantly revised in more than two decades.
FHA’s proposed changes would align certain requirements more closely with those used by Fannie Mae and Freddie Mac, simplify policy language, refine repair requirements, and clarify property eligibility standards. The agency is also considering whether to update appraisers’ role in identifying property deficiencies to reflect current practices.
The Appraisal Institute is reviewing the proposal and plans to submit comments. AI members are encouraged to review the proposed changes and submit their own comments using the instructions available on FHA’s Single Family Housing Policy Drafts page.

General Appraiser Site Valuation and Cost Approach
This is a practical, hands-on course that concerns two basic aspects of real estate appraisal: land/site valuation and the development of the cost approach. Extensive use of problems and case studies will give you practice in applying site valuation and cost approach methods learned in previous courses. Special attention is given to the appraisal of various types of sites and the various means of measuring depreciation. Two in-depth case studies are presented. The first case study addresses the valuation of an industrial property and demonstrates the fundamentals of site valuation, estimation of current improvement cost, and various methods of recognizing and measuring depreciation. The second case study is a short one, featuring valuation of a residential subject site using the sales comparison approach, extraction, interview techniques, and information provided by professional cost data sources.
