Legislative Session Resumes Monday

The Legislature returns from summer recess next Monday, August 18, for the final five weeks of the 2025 session, with a September 12 deadline to pass bills out of each house. Governor Newsom will then have until October 12 to sign or veto any legislation sent to his desk.


While there have been a handful of key wins for our industry, several priority bills of interest remain in play as we hit the final stretch, including Assembly Bill 380 (Gonzalez; D–Los Angeles), which would impose commercial rent control during states of emergency. Stay tuned in the coming weeks for critical updates on active legislation with potential impact to our industry.

Bike Parking Standards Delayed Until 2027

AB 130 delays implementation of new statewide bike parking mandates until at least 2027, providing property owners with relief from yet another costly building requirement. Our industry supported this pause to help reduce the ever-increasing mandates that are driving up residential and commercial rents.


Many commercial properties already offer bike parking as a valued tenant amenity, and this delay ensures owners can continue to provide it in ways that best fit their properties and tenants without being subject to one-size-fits-all rules.
