COMMUNITY POOL NEWS
We want to inform the community that the VWOA Board of Directors (BOD) is currently undertaking a comprehensive review and update of the pool rules for our community. This initiative is part of our ongoing efforts to uphold a safe and enjoyable environment for all pool facility users. The BOD will officially vote on the revised pool rules at our next open meeting. The finalized proposal will be prepared for approval at the upcoming BOD meeting scheduled for August 15, 2024. Upon approval, the updated pool rules will be filed with the county and enforced for the 2025 pool season.
Recently, a meeting was held with the monitors and the Recreation Department to strategize how to make the remaining season safe, family-centered, and enjoyable for all residents. Job expectations were outlined during this meeting, and training was provided on approaching residents respectfully. Moreover, the BOD elaborated on its expectations regarding how the monitors should handle sensitive issues when they arise, including instances where residents disrespect staff or refuse to abide by the rules after being asked.

MAILBOX UPDATE
Mailbox break-ins remain a persistent problem in our community, affecting numerous residents. This issue of mailbox vandalism and theft has been a cause for concern for some time now, prompting action from the VWOA Board. In a recent meeting, the Board unanimously approved exploring a potential solution to enhance security and protect our mail.
One option being considered is installing a central mailbox location with advanced security measures. By centralizing the mailboxes and implementing enhanced security features, the aim is to better protect residents' mail from theft and vandalism. This proactive approach is a step towards addressing the ongoing problem of mailbox break-ins and ensuring the safety of our community's mail.
The decision to explore the cost of building such a facility underscores the Board's commitment to finding a viable solution to the issue at hand. Enhancing security and lighting around the centralized mailbox location is a crucial step in deterring vandalism and theft, providing residents with greater peace of mind regarding the security of their mail.

DECISIONS ON DEED RESTRICTION VIOLATIONS AND LATE ASSESSMENTS
In a recent executive session, the Villages of Westcreek Owners' Association (VWOA) Board of Directors (BOD) made significant decisions regarding deed restriction violations and delinquent assessments.
One key decision made by the BOD was to send three resident accounts for deed restriction violations to the attorney for further action. Additionally, one account was held for further review, indicating a careful and thorough consideration of each case.
Furthermore, the BOD approved sending five out of six delinquent assessment accounts to the attorney's office for collection from homeowners. This demonstrates the Board's commitment to ensuring timely and fair collection of dues from all homeowners in accordance with the association's bylaws and regulations.
These decisions indicate the VWOA BOD's dedication to upholding the community's standards and regulations and its responsibility to ensure the effective and equitable collection of assessments from homeowners. The BOD takes its role seriously and is committed to maintaining the community's integrity.

WORKSHOP STORAGE BUILDING: FENCING AND ELECTRICAL WORK
During the July Executive Session of the Board of Directors, it was decided that the maintenance staff should complete the fencing along the backside of the area where the workshop storage building will be placed. If the maintenance department cannot complete the task, the Community Manager will be responsible for obtaining three bids for the work to be carried out.
Additionally, the Community Manager will obtain bids from TINK and Suberg Electrical to complete the workshop's electrical work.
PROPOSED YARD OF THE MONTH PROGRAM
Assistant Secretary Lynette Bradley has proposed to the Board of Directors about establishing a "Yard of the Month" committee. The idea revolves around encouraging residents to participate in a monthly yard contest. The winner would receive recognition in the newsletter and proudly display an official Westcreek YARD OF MONTH sign.
The proposal will be discussed further at the upcoming Board of Directors meeting, where the logistics and implementation of the initiative will be explored in greater detail. As part of this process, we will work with the Communications Committee to brainstorm ideas and develop a solid execution plan.
This proactive approach to recognizing and celebrating the effort and care that residents put into maintaining their yards is a fantastic way to foster community spirit and pride in our neighborhood. Stay tuned for more updates on this exciting new initiative!
ENHANCING THE NEW HOMEOWNER EXPERIENCE
The VWOA Board of Directors recently discussed a new initiative to enhance the welcoming experience for new homeowners in the community. President Elaine Maurer proposed that the Communications Committee deliver approximately 15 welcome packets each month to new residents. The welcome packets would provide important information and resources to help new homeowners settle into the community seamlessly.
Elaine's vision for the welcome packets includes a specially curated welcome bag containing essential documents such as bylaws, standards, CCRs, and the most current newsletter. Additionally, the welcome bag would feature a magnet displaying the HOA web address and phone number and a pen imprinted with the same contact information.
To support this initiative, Treasurer Brian Bush has committed to allocating $500 annually to procure materials needed for the welcome bags. This financial backing demonstrates the VWOA's commitment to ensuring that new homeowners receive a warm and informative welcome to the community.
Elaine Maurer is set to engage with the Communications Committee to gauge their interest in assembling and delivering the welcome bags. The committee's monthly meetings could provide an ideal platform for coordinating and organizing this welcoming gesture.
By establishing this program, the VWOA aims to foster a sense of inclusion and support for new residents while ensuring they have access to vital information about the community. This thoughtful initiative reflects the VWOA's commitment to enhancing the overall homeowner experience and creating a welcoming environment for all.
