I want to publicly thank Kim Dixon for her outstanding dedication and hard work in informing our community about construction projects around the Villages of Westcreek. Kim's tireless efforts to provide updates on social media have been incredibly helpful for many of us in planning our daily commutes. Her commitment to keeping us informed is remarkable; she is one in a million.


Kim is an excellent example for others who want to make a positive difference in our community. Her proactive approach to keeping everyone informed has not only significantly impacted our daily lives but has also served as an inspiration to others who are looking for ways to contribute to the betterment of our community.

Remember that neighbors don’t have to live next door, just someone who lives in Westcreek. It could be as simple as a mom who helps out by picking up a child from school, a neighbor who cuts your yard for you just because, or brings in your trash cans. ReflectiReflections on the Power of Positive

The Villages of Westcreek Board of Directors would like to take this opportunity to provide a summary of the discussions and decisions made during our July Executive Session. We understand the importance of transparency and aim to keep homeowners informed without violating anyone's privacy. Therefore, we have carefully crafted this communication to share relevant information while respecting the confidentiality of our residents. Thank you for your ongoing support and understanding as we work towards the betterment of our community.


COMMUNITY POOL NEWS


We want to inform the community that the VWOA Board of Directors (BOD) is currently undertaking a comprehensive review and update of the pool rules for our community. This initiative is part of our ongoing efforts to uphold a safe and enjoyable environment for all pool facility users. The BOD will officially vote on the revised pool rules at our next open meeting. The finalized proposal will be prepared for approval at the upcoming BOD meeting scheduled for August 15, 2024. Upon approval, the updated pool rules will be filed with the county and enforced for the 2025 pool season.


Recently, a meeting was held with the monitors and the Recreation Department to strategize how to make the remaining season safe, family-centered, and enjoyable for all residents. Job expectations were outlined during this meeting, and training was provided on approaching residents respectfully. Moreover, the BOD elaborated on its expectations regarding how the monitors should handle sensitive issues when they arise, including instances where residents disrespect staff or refuse to abide by the rules after being asked.


We sincerely appreciate your cooperation and understanding as we endeavor to uphold our community pool as a welcoming and safe space for everyone. Your input and support are invaluable in this process, and we eagerly anticipate your continued participation in making our neighborhood a great place to live.


MAILBOX UPDATE


Mailbox break-ins remain a persistent problem in our community, affecting numerous residents. This issue of mailbox vandalism and theft has been a cause for concern for some time now, prompting action from the VWOA Board. In a recent meeting, the Board unanimously approved exploring a potential solution to enhance security and protect our mail.


One option being considered is installing a central mailbox location with advanced security measures. By centralizing the mailboxes and implementing enhanced security features, the aim is to better protect residents' mail from theft and vandalism. This proactive approach is a step towards addressing the ongoing problem of mailbox break-ins and ensuring the safety of our community's mail.


The decision to explore the cost of building such a facility underscores the Board's commitment to finding a viable solution to the issue at hand. Enhancing security and lighting around the centralized mailbox location is a crucial step in deterring vandalism and theft, providing residents with greater peace of mind regarding the security of their mail.


As the discussion on this matter progresses, it is essential for residents to stay informed and engaged. The Board's exploration of enhanced security measures for our mailboxes is a positive step towards improving the overall safety and security of our community. It serves as a reminder of the Board's dedication to addressing residents' concerns and maintaining a secure living environment for all.


DECISIONS ON DEED RESTRICTION VIOLATIONS AND LATE ASSESSMENTS


In a recent executive session, the Villages of Westcreek Owners' Association (VWOA) Board of Directors (BOD) made significant decisions regarding deed restriction violations and delinquent assessments.


One key decision made by the BOD was to send three resident accounts for deed restriction violations to the attorney for further action. Additionally, one account was held for further review, indicating a careful and thorough consideration of each case.


Furthermore, the BOD approved sending five out of six delinquent assessment accounts to the attorney's office for collection from homeowners. This demonstrates the Board's commitment to ensuring timely and fair collection of dues from all homeowners in accordance with the association's bylaws and regulations.


These decisions indicate the VWOA BOD's dedication to upholding the community's standards and regulations and its responsibility to ensure the effective and equitable collection of assessments from homeowners. The BOD takes its role seriously and is committed to maintaining the community's integrity.


It is essential for homeowners to be aware of these decisions and to understand the importance of complying with deed restrictions and meeting assessment obligations. Open communication between the association and its members will ensure that all residents are informed about these decisions and their implications.


As the VWOA implements these decisions, it is hoped that they will contribute to a well-maintained and harmonious community environment for all residents.


WORKSHOP STORAGE BUILDING: FENCING AND ELECTRICAL WORK


During the July Executive Session of the Board of Directors, it was decided that the maintenance staff should complete the fencing along the backside of the area where the workshop storage building will be placed. If the maintenance department cannot complete the task, the Community Manager will be responsible for obtaining three bids for the work to be carried out.


Additionally, the Community Manager will obtain bids from TINK and Suberg Electrical to complete the workshop's electrical work.


PROPOSED YARD OF THE MONTH PROGRAM


Assistant Secretary Lynette Bradley has proposed to the Board of Directors about establishing a "Yard of the Month" committee. The idea revolves around encouraging residents to participate in a monthly yard contest. The winner would receive recognition in the newsletter and proudly display an official Westcreek YARD OF MONTH sign.


The proposal will be discussed further at the upcoming Board of Directors meeting, where the logistics and implementation of the initiative will be explored in greater detail. As part of this process, we will work with the Communications Committee to brainstorm ideas and develop a solid execution plan.


This proactive approach to recognizing and celebrating the effort and care that residents put into maintaining their yards is a fantastic way to foster community spirit and pride in our neighborhood. Stay tuned for more updates on this exciting new initiative!


ENHANCING THE NEW HOMEOWNER EXPERIENCE


The VWOA Board of Directors recently discussed a new initiative to enhance the welcoming experience for new homeowners in the community. President Elaine Maurer proposed that the Communications Committee deliver approximately 15 welcome packets each month to new residents. The welcome packets would provide important information and resources to help new homeowners settle into the community seamlessly.


Elaine's vision for the welcome packets includes a specially curated welcome bag containing essential documents such as bylaws, standards, CCRs, and the most current newsletter. Additionally, the welcome bag would feature a magnet displaying the HOA web address and phone number and a pen imprinted with the same contact information.


To support this initiative, Treasurer Brian Bush has committed to allocating $500 annually to procure materials needed for the welcome bags. This financial backing demonstrates the VWOA's commitment to ensuring that new homeowners receive a warm and informative welcome to the community.


Elaine Maurer is set to engage with the Communications Committee to gauge their interest in assembling and delivering the welcome bags. The committee's monthly meetings could provide an ideal platform for coordinating and organizing this welcoming gesture.


By establishing this program, the VWOA aims to foster a sense of inclusion and support for new residents while ensuring they have access to vital information about the community. This thoughtful initiative reflects the VWOA's commitment to enhancing the overall homeowner experience and creating a welcoming environment for all.

We are excited to announce the appointment of Marissa Rhodes and Tracy McMahan as the newest members of the Architectural Review Committee. Marissa and Tracy bring a wealth of experience and expertise to the committee, and we are confident that they will be an asset to our community.


As a member of the Architectural Review Committee, Marissa and Tracy will be responsible for reviewing and approving all proposed changes to the exterior of homes in our community. This includes everything from landscaping and paint colors to major renovations and additions.


We are thrilled to have Marissa and Tracy on board and look forward to working with them to ensure that our community maintains its beautiful and cohesive aesthetic.

Westcreek Roadtrips - discovering hidden gems.

LUCKENBACH, TEXAS


Luckenbach is a small town located in the heart of the Texas Hill Country, not far from Fredericksburg. The town was founded in the 1850s by German immigrants. In 1971, goat farmer/folk singer Hondo Crouch purchased Luckenbach’s post office and community center and transformed them into a popular music hangout. The town was immortalized in 1977 in a song by Waylon Jennings and Willie Nelson called Luckenbach, Texas (Back to the Basics of Love). Luckenbach might be small, but it is bursting with charm and character. Here are a few of the best things to do:

  • Visit the General Store: The Luckenbach General Store is the heart and soul of the town. It's a great place to grab a cold beer, a snack, or some souvenirs to take home. The store also hosts live music on weekends, so be sure to check the schedule before you visit.
  • Listen to Live Music: Luckenbach is known for its live music scene. The town is home to one of the most iconic music venues in Texas, the Luckenbach Dance Hall. From country and western to blues and rock, there is something for everyone. On most days, you can enjoy free outdoor Acoustic Pickers Circles. Then on weekends, there are indoor concerts in the dance hall. Many of the music events are free.
  • Go Wine Tasting: The Texas Hill Country is known for its wineries, and Luckenbach is no exception. Take a short drive to one of the nearby wineries and enjoy a tasting or a tour.
  • Take a Walk: Luckenbach is surrounded by beautiful scenery, so explore the area on foot. There are plenty of hiking trails and scenic drives to enjoy.

These events are a great way to experience the town's unique culture and celebrate with locals and visitors alike.

ARCHITECTURAL REVIEW COMMITTEE
KNOW THE CODE.  COMMUNITY STANDARDS

TRASH AND RECYCLABLE CONTAINER ENCLOSURES


Trash and recyclable container enclosures are an essential addition to any dwelling. They keep the bins organized and out of sight when they are not in use, giving your property a neat and tidy appearance. However, before you build one, you need to follow some guidelines.


First and foremost, you will need ARC approval for your trash enclosure. The enclosure should be on the front side of the dwelling and should be made of materials that complement the house's exterior. It should also not have a roof. To get approval, you will need to submit a PIA that includes a picture of the finished product, materials, colors, and dimensions. You will also need to provide a plat/survey showing the placement of the enclosure.


There are some size limitations to consider as well. The enclosure's square footage should not exceed 48 square feet. When it comes to materials and color, you have a few options. Cedar or treated/untreated wood that is compatible with the existing fencing is a good choice. However, manufactured products such as wood composite or resin materials that have the appearance of wood grain may be approved if they are sturdier and more durable than wood. The colors of the enclosure should also be compatible with the color of the siding/trim of the dwelling.


In conclusion, building a trash/recyclable container enclosure is a great way to keep your property looking tidy and organized. However, before you start building, make sure you follow the guidelines mentioned above, and get ARC approval. With the right materials and design, you can create an enclosure that complements your home's exterior and adds value to your property.

If the summer moves did not occur this year, the fall will pick up the pace. Be prepared by using a Realtor, and not just any realtor. The capital R indicates a skilled, knowledgeable, ethical Realtor who will see you through your transaction, putting you first to create the smoothest, most painless process possible.


Sophisticated consumers expect and demand professional service, and a Realtor will do his or her best to provide a seamless transition, whether a new buyer, a seasoned consumer, or a $100,000 or a million-dollar home. However, the process can be arduous for even the most sophisticated client.


First, numerous decisions must be made, and questions arise from every standpoint that need to be answered to make the right and most timely decision. For example, do you need a swimming pool, or can you be satisfied with a community pool? Do you want to live in an HOA subdivision, and what should you expect? I compare a Realtor to a phone call from a person who will provide fast and accurate information that affects your family, your income, and your decisions. Automated responses can take up valuable time, sending you in various directions for even the simplest answer. As the protege of your Realtor, you will receive immediate and reliable information at all times. Home buying is one of the most important tasks that may occur more than once in a lifetime. Trust the process to a reliable professional Realtor. It will be worth the effort.

SUMMER'S END


August marks the end of sun and fun as we ride out the rest of the heat, giving the last hurrah to local or private swimming pools and families planning the last vacation trip to appease the oncoming mixed emotions of back-to-school preparation. San Antonio can offer some free or low-cost fun for all ages and families. If you haven't been to the Doseum, Monday, August 5th, is a free family night (6:30-8:30 pm), but get there early.


On a slightly different note with more action, Morgan's Wonderland is great for kids to learn about inclusion while having a super experience on all the rides it offers for all ages in a safe environment. Though it will remain open on weekends, it will be closed Monday through Thursday beginning August 12th.


If you are a superhero fan, Morphinominal, a superhero adventure event, will be held the weekend of August 10th—11th at Wonderland Mall. Attendance is free for Power Ranger fans.


If you are interested in an end-of-summer tune-up, check Groupon on the internet for offers of significant price reductions for numerous music venues throughout August.


Remember the tax-free weekend, August 9th—11th, for any and all things school-related: clothing, shoes, supplies, etc., but be sure to check out the reduced prices before applying the tax reduction. Click here for the Texas rules on this subject.


Last but not least, turn to your church for some fun activities for all ages. If nothing seems particularly interesting, getting a small group together for an outdoor adventure might be what you need.


Nonetheless, end your summer season with thoughtful memories that will last, if not for a lifetime, at least until the next adventure takes its place and another season begins.

This 16-week program, broken into 2 blocks of 8 weeks, is designed for children aged 13 to 16 and focuses on providing positive learning experiences to build strengths to overcome challenges faced by youth.


Your child will learn valuable leadership skills, including communication, teamwork, problem-solving, and decision-making, as well as the importance of community involvement and service. And with a safe and supportive environment, you can rest easy knowing your child will be learning and growing in the best possible way.
