An HOA community's heart lies in its members. Each member brings unique skills, talents, and abilities. With the active participation of its members, an HOA community would be able to achieve its goals. Members are acquaintances, friends, and allies who create a sense of belonging and community. Therefore, it's essential to recognize and appreciate the contributions of each member and work together to build a stronger community.

A Shout-out to Nirh Joseph

My husband and I would like to recognize Nirh Joseph. In addition to taking care of our yard, Nirh has assisted this elderly couple with fixing the fence, changing lightbulbs inside the house, etc. We were happy to refer him to another couple in Westcreek.

Last Saturday, as I was away and Nirh was working in our yard, my husband missed a step and fell backward onto our concrete deck. Nirh immediately rushed to help him; he called 911, gave him aid to stop the bleeding from the back of his head, and was a comfort to him until the ambulance arrived. We feel blessed to have him and his wife, Valerie, in our neighborhood.

Thank You for Reuniting Lost Pets with Their Families

I am extending a special thank you to the members of our community who go above and beyond to help reunite lost pets with their families. Over the past few months, I have seen countless posts about lost and found pets in Westcreek. I am genuinely amazed by the kindness and determination of these animal lovers who put in so much effort to reunite these furry friends with their families.

Your selflessness and compassion have made a tremendous difference in the lives of the pets and their owners. Thank you for being such an integral part of our community and embodying the true spirit of kindness.

Good Neighbors Still Exist: Gary Russell's Heart of Gold

I would like to recognize my Neighbor, Gary Russell. He's a wonderful person. My daughter had issues with her car. I asked if he could assist, and without blinking, he was on it, no questions asked. He took time out of his busy day, to not only help, but also drove her to get the parts needed to fix issues. Gary is a person you can depend on as a neighbor, and he has never let me down as a neighbor. I must say, by his actions, he has a Heart of GOLD!

For that, Gary Russell, thank you again for being who you are. Thank you, and God bless you,

In Times of Crisis, Angels Appear in the Form of Good Neighbors

Good neighbors are a blessing, and we consider ourselves fortunate to have Lisa Leong as ours. She's not only kind-hearted but also a guardian angel in disguise. A few days ago, my wife experienced a medical emergency and was rushed to the hospital. With Thanksgiving Day drawing near, we were afraid we couldn't celebrate together at home.

Just when we thought we would have to spend the day alone, Lisa texted me to let me know that she was dropping off a Thanksgiving meal she prepared for both of us. Soon after, my wife called to tell me she was being discharged. We were overjoyed and grateful to Lisa for making it possible for us to enjoy a home-cooked meal on Thanksgiving Day.

Lisa, thank you for your compassionate heart and for being an exceptional neighbor!

GOT A NEIGHBOR YOU WANT TO RECOGNIZE?

Remember that neighbors don’t have to live next door, just someone who lives in Westcreek. It could be as simple as a mom who helps out by picking up a child from school, a neighbor who cuts your yard for you just because, or brings in your trash cans. It does not have to be a grand gesture, just something that made your life easier, made you happy, or was just thoughtful.

If you would like to recognize their good deeds and show your appreciation, please submit your recommendation by a deadline of the 20th day of the month prior to publication to: frontoffice@villagesofwestcreek.com.

The VWOA Community Manager regularly disseminates "Community Updates" to keep residents apprised of the status of ongoing projects within the Villages of Westcreek. These updates serve as a vital source of information concerning the progress of various initiatives and projects. By ensuring that the community is well-informed, the VWOA cultivates transparency and trust between the governing body and our members. Listed below are the latest updates!

  • Maintenance Shop: As of September 21, 2023, The Board has made the decision not to move forward with the original project due to cost. Jason is getting quotes for a metal building of the same size. Measurements of the existing footprint were taken this week and provided for obtaining proposals.

  • Leak Damage Repairs Community Center: Completed.

  • Sports Park Gate Damage: Completed and the at-fault party was issued a reimbursement as the project cost less than the estimate.

  • Ice Machine Replacement at Community Center: Completed.

  • Homeless Encampment Cleanup: The Board approved Your Neighborhoodz's proposal, the vendor was notified, and began cleaning out pending weather delays this week.

  • Damaged Pillar Outside The Pointe: Reggie Fountain, Operations Engineer for the Alamo Regional Mobility Authority, was contacted to have repairs completed to the HOA Pillar. It is pretty clear it was damaged during the road construction. Reggie stated we needed to provide photos and details, with the time and date of the damage. Photos have been obtained, and I have left another message with Reggie to follow up on the next steps. Melissa and I will continue to reach out.

  • Highpoint Monument Lighting: The fixtures are on backorder, and the electrician has been contacted to see if they have another distributor.

Submitted by: Crystal Stairhime - VWOA Community Manager

According to Reggie Fountain, Operations Engineer for the Alamo Regional Mobility Authority, the next three months should see the completion of the existing construction phases, paving the way for the traffic to be switched over to the new pavement while they begin work on the final stage.

CPS Gas has already completed its work, and the remaining SAWS work will also begin construction shortly. The project is progressing well; the next major milestone will be the traffic switch. Unfortunately, the date is still TBD due to weather conditions.

The only obstacle to the project's completion would be unforeseen issues with existing underground utilities. Nonetheless, the construction team is working tirelessly to ensure the project's success and completion within the stipulated timeline.

We urge Westcreek residents to exercise caution while driving in the construction zone. The project's completion would require the residents' patience and understanding as the construction team works tirelessly to ensure the project's success. We will keep everyone updated on any new developments and milestones.

Building Stronger Communities with Our Neighbors

Have you ever found it difficult to speak from the heart, even with your neighbors? I know I have. Sometimes, I'm not proud to admit that I don't always put my best foot forward. But I'm human, just like you. This year, however, I've made a conscious effort to improve myself and adopt a more positive mindset, especially when communicating on social media. Although it has yet to be perfect, I'm proud of my progress.

Speaking from the heart is essential to building a supportive and strong community. It requires us to communicate with authenticity and vulnerability, which can help to create deeper connections and a greater sense of understanding between individuals.

When we communicate with kindness, it can help to build trust and understanding. When we share our true thoughts and feelings with others, we create a space for open and honest communication, leading to greater empathy and connection. This can create a more positive and supportive neighborhood environment where individuals feel seen and heard.

Moreover, communicating positively can foster greater unity and collaboration within our neighborhood. This can lead to a stronger and more resilient community.

However, speaking from the heart can be challenging. It can be challenging to express our true feelings, especially when we fear judgment or rejection. That's why it's essential to practice self-awareness and emotional maturity to communicate effectively in this way.

One way to practice speaking from the heart is to take a moment to reflect on our thoughts and feelings before engaging in conversation or posting on social media. This can help us better understand our emotions and convey them more clearly. Additionally, it's essential to actively listen to our neighbors and be open to their perspectives and feelings. This leads to a more positive interaction where you listen to what others say rather than just waiting to speak.

Positive communication creates a space for open and honest communication, leading to greater empathy and connection between individuals. This can create a more positive, robust, and collaborative neighborhood environment where individuals feel seen, heard, and supported.

Ultimately, I hope we can all stop tearing each other down with unkind words and keyboard warrior strokes. Instead, let's come together and build each other up and work together as neighbors to create a strong community of supportive individuals who genuinely care about one another. Remember, even small acts of kindness can make a big difference in someone's day. Let's make a difference together!

This question comes up every year: Do we have security patrols? The answer is Yes!

We employ off-duty Bexar County Sheriff's Office (BCSO) deputies to patrol in unmarked vehicles. We also have Choice Security, which patrols in marked vehicles on a daily basis. Both of these are on top of the regular patrols that BCSO deputies do in our neighborhood. You may not see them but that doesn’t mean they aren’t there! Recently the Bexar County Sheriff's Office deputies were doing their nightly patrols and caught four people in the middle of burglarizing a mailbox on Adriana Maria. This was a huge arrest as these people had mailbox master keys and over 500 pieces of mail! They will be charged with several felonies!

Then, a few weeks later, deputies were patrolling again and came upon a group checking car doors. This led to a car chase through Westcreek and out to Talley Rd. The suspects were apprehended and arrested and again, this was a major arrest as they had many items in the vehicle!

WE NEED YOU TO DO YOUR PART TO PROTECT YOUR VALUABLES

We are doing what we can to protect your property, but BCSO and our security patrols need your help also. They need you to check your mailbox EVERY SINGLE DAY. Thieves can’t steal your mail, if there’s nothing to steal! Then EVERY NIGHT at 9:00 pm we need you to make sure ALL valuables, or anything that looks valuable are removed from your vehicle and ensure the doors are locked. Thieves are not breaking into vehicles; they’re simply opening up the door you inadvertently left unlocked.

If you see suspicious activity, you must immediately report it to the BCSO at either 911 or the non-emergency number 210-335-6000. Social media isn’t the first place to report what you saw or heard. Together if we continue to watch, report, and lock up our valuables, hopefully, we can decrease the criminal activity in the area.

Residents Urged to Report Homeless Camps

The Villages of Westcreek has recently discovered several homeless camps cropping up in the greenbelts of the community. These encampments pose a significant health and safety risk to the community. Not only that, but they also hurt property values. Unfortunately, the clean-up of these camps comes at a cost. The clean-up of the homeless camps in the Villages of Westcreek has cost the community $6,177.97. This funding could have been used to support essential services for the community.

As a community, we must come together to address this issue. We urge residents to immediately report any homeless camps in the neighborhood to the Bexar County non-emergency number 210-335-6000. Also, please inform the VWOA Office at 210-679-8761 of the camp's location. Swift action is necessary to ensure the safety and well-being of the community.

The presence of homeless camps in the Villages of Westcreek poses significant risks to the community. Not only do they create an unsafe and unsanitary living environment, but they also attract criminal activity. These negative impacts can be felt throughout the community, and it is all our responsibility to address them. By working together and reporting homeless camps, we can ensure that the Villages of Westcreek remains a safe and thriving community for all its residents.

As a homeowner, it's important to understand the basics of the Villages of Westcreeks Owners Association (VWOA) budget. The VWOA is responsible for managing common areas and maintaining property values in a neighborhood. To do this, the VWOA collects fees from homeowners and uses them to pay for expenses like landscaping, maintenance, and repairs.

To understand the VWOA budget, you should first know how the fees are determined. Typically, the VWOA will create a budget for the upcoming year that outlines all expected expenses. This budget is then divided by the number of homeowners in the community to determine the monthly or annual fee that each homeowner will need to pay.

Once you know how much you'll be paying, you can start to understand how the money is being used. The VWOA budget will typically include line items for various expenses, such as insurance, utilities, and repairs. You may also see line items for professional services like legal fees or management fees.

It's important to remember that the VWOA budget is not set in stone. If unexpected expenses arise during the year, the VWOA may need to adjust the budget and fees accordingly. This could result in an increase in fees, so it's important to stay informed and attend Board meetings to stay up to date on any changes.

Another important aspect of the VWOA budget is the reserve fund. This is a separate account that the VWOA maintains to cover unexpected expenses or large-scale repairs. Homeowners should inquire about the reserve fund and ensure that it is being properly maintained.

Finally, homeowners should also be aware of their rights when it comes to the VWOA budget. In some cases, homeowners may request a copy of the budget and attend VWOA Board meetings to voice their concerns. It's important to check your community's bylaws for specific guidelines on homeowner involvement in the budget process. The budget, along with all our governing documents, are posted on our website.

In summary, understanding the basics of the budget is an important part of being a responsible homeowner. By knowing how fees are determined, how the money is being used, and your rights as a homeowner, you can ensure that our community is being managed fairly and responsibly.

The Importance of Respectful Flag Disposal: What Every American Should Know

As patriotic Americans, we often hang the US flag outside our homes or businesses to show our love and support for our country. However, the flag can become damaged or tattered over time due to weather conditions or other factors. When this happens, it's important to dispose of the flag respectfully and properly.

First and foremost, it's important to understand when it's time to retire Old Glory. The US Flag Code states that a flag should be retired when it is no longer a fitting emblem for display. This can mean the flag has become torn, faded, or otherwise damaged to the point where it no longer represents the ideals and values of our country. It's important to note that simply being dirty or slightly worn is not necessarily cause for retirement.

Once you've determined that your flag needs to be retired, it's important to dispose of it respectfully. One option is to bring your flag to a collection box, typically found at community centers or other public locations. Our community has a collection box at the Community Center, which is open during regular business hours.

When dropping off your flag, it's important to fold it properly before placing it in the collection box. The flag should be folded in the traditional triangular manner, with the blue field of stars visible on the outside. This is a sign of respect and honor for the flag.

It's important to never dispose of a damaged or tattered flag in the trash. This is not only disrespectful, but it goes against the US Flag Code. Handling the flag with care and respect is important, even in retirement.

In conclusion, retiring a damaged or tattered flag is important to being a responsible and respectful American. By bringing your flag to a collection box and properly folding it, you can ensure that it is disposed of in a manner that honors the values and ideals of our country.

FIRE PREVENTION TIPS FOR THE HOLIDAYS

With the holiday season approaching, it's crucial to take measures to safeguard your home and loved ones from the risk of fire. This time of year is often marked by cooking, decorating, and entertaining, which can inadvertently lead to accidents. Here are some detailed tips to help you keep your home safe:

1. Check your smoke detectors: It's essential to ensure that your smoke detectors are in good working condition and that you have enough of them installed throughout your home. Regularly test them to ensure they're functioning correctly, and replace the batteries if necessary.

2. Be careful with candles: Candles are a great way to create a cozy and warm atmosphere in your home, but they can also be a potential fire hazard if not used correctly. Be sure to keep them away from flammable objects, never leave them unattended, and use candle holders that can catch any dripping wax.

3. Keep your Christmas tree watered: If you have a live Christmas tree, it's important to water it regularly. A dry tree is a major fire hazard, especially when exposed to nearby heat sources. Keep it well-hydrated and away from heat sources, such as fireplaces, radiators, and heaters.

4. Don't overload electrical outlets: During the holiday season, it's common to have numerous lights and decorations that require electrical outlets. However, overloading your electrical outlets can be dangerous and lead to a fire hazard. Be sure to spread out your decorations and use multiple outlets.

5. Keep a fire extinguisher handy: Having a fire extinguisher in an easily accessible location can be a lifesaver in case of emergency. Make sure that everyone in your home knows where it is and how to use it.

By following these detailed tips, you can minimize the risk of fire and ensure the safety of your loved ones and home during the holiday season. Remember to remain vigilant and always be mindful of potential hazards to ensure a safe and enjoyable holiday season.

As we approach the upcoming New Year celebration, it's important to remember that fireworks will likely be a part of it. However, it's also important to remember the potential threat of house fires that come with it. To help you protect your and your neighbor's homes from fireworks-related fires, we've compiled some simple tips to follow.

First, it's important to ensure your gutters are cleared of flammable debris such as leaves and twigs. All it takes is a stray spark from a firework to ignite a fire that could quickly engulf your gutters and roof. Dispose of any debris in your landscape, as it can also catch fire easily.

Also, watering your landscape and fence line before starting your fireworks celebration is good. Watering will help prevent potential fires in your landscape from spreading towards your home and causing damage.

Lastly, if you plan on using fireworks during your celebration, please look at the Fire Marshal's website for information on the prohibited use of fireworks. Disposing of them properly after use is important to avoid any potential accidents. Please make sure to soak them in water for several hours before disposing them in a metal container. Never attempt to relight a firework that didn't go off - wait for it to cool down and dispose of it accordingly.

These simple tips can help protect your home and ensure a safe and fun New Year celebration!

BASKETBALL STANDARDS

Attention all basketball fans in the Villages of Westcreek! The new standards now allow for basketball backcourts to be mounted on the home above the garage. This change is especially helpful for those who don't want to deal with the hassle of moving a portable goal after use.

According to the new standards, ARC approval is required for permanent basketball goals installed in the ground. These must be placed at least fifteen feet from the curb and next to the driveway. A PIA and a copy of the Plat/Lot Survey showing the proposed location must be submitted for ARC approval. If the goal is installed behind the dwelling, it should be no closer than five feet from the fencing. If any part of the goal is placed over a utility easement, written approval from all applicable utility companies must accompany the PIA request.

However, basketball backboards mounted in the center above the garage door as a permanent fixture do not require ARC approval. This change in standards makes it easier for residents to enjoy basketball at their homes without having to worry about the approval process or moving portable goals.

ARC is not required for portable goals. Portable goals, however, must be maintained at least fifteen feet back from the curb and placed next to the driveway. If the driveway is slanted and hampers the player's usage, basketball goals may be temporarily set in the street next to the curb, but only if it is currently in use. It must be placed back in its original location immediately after each use, and the responsible resident assumes the relative safety and liability of all who use this play structure.

So, basketball fans, get ready to enjoy your favorite sport without any hassle. Make use of the new standards, and have a great basketball season!

WHY BUILDING STRUCTURES OVER UTILITY EASEMENTS IS A BAD IDEA

Utility easements are land areas designated for utility companies to install, maintain, and repair their infrastructure, such as power lines, water pipes, and gas lines. They are usually located along the edges of properties and can vary in size. If you are a property owner in Bexar County, Texas, it is essential to understand the implications of building any structure over a utility easement.

First and foremost, it is illegal to build over a utility easement without permission from the utility company. This is because any structure built over a utility easement can impede access to the infrastructure, making it difficult for utility companies to maintain and repair their equipment. Moreover, it poses a safety hazard to the property owner and utility workers.

If you are unsure if you have a utility easement on your property, you can check your property survey or contact the Bexar County Clerk's Office. They can provide information about the location and size of any utility easements on your property. It is important to note that utility easements can vary in size, so it is essential to know the exact location to avoid any legal issues.

If you do have a utility easement on your property, it is best to avoid building any permanent structures on it. This includes sheds, pergolas, gazebos, or any other building requiring a foundation. However, suppose you still want to build a structure over the easement. In that case, you must obtain a permit from the utility company and comply with all their requirements, such as building codes and safety regulations.

In summary, building any structure over a utility easement in Bexar County, Texas, is a bad idea. Not only is it illegal, but it can also cause safety hazards and impede access for utility companies to maintain and repair their equipment. It is always best to check your property survey and contact the Bexar County Clerk's Office to confirm the existence of any utility easements before planning any construction on your property.

A little sage advice in the beginning may avoid sweat and tears in the interim, ending in client satisfaction.

Selling your home is a big step, but finding an agent to assist you is of utmost importance since the process often takes many twists and turns to get it right. The right agent will provide you with the knowledge and services you will need in the process, referred to as your listing agent and will have a great broker family assisting in every step of the process.

The listing agent should have some familiarity with the neighborhood, provide an analysis of the area’s home values and taxes, homeowners association, and be able to work adeptly with potential buyers.

The selling price decided upon should be in line with the area and the condition of the home, considering upgrades and selling features that will affect the price, such as lot size and square feet of the home. Additionally, the agent may suggest repairs, staging, or home improvements to make the home more marketable. A Seller’s Disclosure will be required to make known all amenities as well as any faults in the home, which may require some negotiation.

The expense for selling your home will be worth the money and time as the listing agent guides you to keep costs to a minimum but maximizing its appeal. Your agent will negotiate with you and for you every step of the way, always keeping in mind that you and your home are of the utmost importance.

Some other professionals that will be involved in the selling process are possibly a surveyor, unless you have a certified survey of the property, an appraiser, requested by the lender, an inspector to inspect the property for functionality, both of which are at buyer expense, and finally, title and/or escrow agents to prove title and service the loan, if needed. Other costs to incur, are closing costs, taxes, and fees.

Your home is often one of your largest assets. The right agent will take great care in guiding you through the process detail by detail, advertising and marketing in a variety of ways, informing you of each offer, and keeping you abreast of any changes. To a great agent, your interest comes first so you have peace of mind.

A Guide for Westcreek Residents

Have you ever wondered if the majestic tree standing tall in your yard is a Heritage Oak Tree? If you live in The Villages of Westcreek, you might have one. These trees are a valuable asset to the community and provide numerous environmental, social, and economic benefits.

To determine if you have a Heritage Oak Tree in your yard, you need to know a few things:

  • Any native species of oak trees qualifies.
  • The tree shall be 24” in diameter or larger. This measurement is taken 4.5’ above the ground.

If you have a Heritage Oak Tree in your yard, congratulations! You are the proud owner of a piece of history. However, with this ownership comes responsibility. All pruning cuts to oak trees shall be painted immediately to prevent the spread of Oak wilt. For more information about Oak Wilt, please visit www.texasoakwilt.org.

It is important to note that if you have a Heritage Oak Tree on your property and you are planning any construction or landscaping, it is recommended that you consult with an International Society of Arboriculture (ISA) certified arborist to ensure that the tree is not damaged in the process. No tree removal permit from the City of San Antonio is required to remove a heritage tree from a single-family residential lot. Tree removal permits from the City of San Antonio are required for undeveloped residential/commercial lots and existing non-residential developments.

In conclusion, if you have a large oak tree in your yard, you may have a Heritage Oak Tree. These trees are a valuable asset to our community and should be preserved for future generations. Remember to follow the guidelines above and consult with an ISA-certified arborist to ensure that these trees continue to thrive for years to come.

Next month, we will talk more in detail about how to protect your Oak Trees from Oak Wilt!

Are you a nature lover who wants to attract more birds to your garden in the Villages of Westcreek? You're in luck! With some simple steps, you can create a bird-friendly environment that will entice a variety of beautiful, feathered friends to visit your yard. Here are some tips to get you started:

1. Choose Native Plants: Birds are attracted to plants that are native to their area. In San Antonio, some popular native plants that attract birds include the Texas Redbud, Agarita, and Mexican Buckeye. These plants provide food, shelter, and nesting sites for birds.

2. Provide a Water Source: Birds need water not just for drinking, but also for bathing and keeping their feathers clean. You can add a birdbath or a small pond to your garden to provide a water source for the birds. Make sure to change the water regularly to keep it fresh and clean.

3. Offer Food: You can attract birds to your garden by offering them a variety of foods. Some birds like nectar, while others prefer seeds, fruits, or insects. You can set up bird feeders or plant flowers that produce nectar to attract hummingbirds.

4. Create Shelter: Birds need a safe place to rest and hide from predators. You can provide shelter by planting trees, shrubs, and vines. You can also add birdhouses or nesting boxes to your garden to provide a place for birds to raise their young.

5. Avoid Pesticides: Pesticides can harm birds and their food sources. Instead of using chemical pesticides, try using natural methods to control pests in your garden.

By following these simple steps, you can create a bird-friendly garden in Westcreek that will attract a variety of beautiful birds. Not only will you be helping the birds, but you'll also be creating a peaceful and relaxing environment in your own backyard.

Finally, there's an app called Merlin that you can download on your phone to help you identify birds by recording their sounds. This app is free and easy to use, making it a great tool for nature lovers. You can download the Merlin app from the App Store or Google Play. With this app, you can easily identify the birds that visit your bird-friendly garden in Westcreek. So sit back and enjoy their beautiful sounds and colors.
