Maria Robinson Assumes Role of Community Manager
|
The Board of Directors is pleased to welcome a new face to our VWOA Team. Ms. Maria Robinson, from Spectrum Association Management, will take the reins as Community Manager, effective July 2, 2021.
She has a background in both HOA and multifamily management . She is looking forward to working with the community and the Board of Directors to continue making Villages of Westcreek a great community to live in.
Maria has already been spending time on-site with our staff, to get the "lay of the land" and will be ready to "hit the ground running” here in the Villages of Westcreek.
Maria brings a wealth of experience in the management of large communities such as ours. We look forward to working together as we continue on this journey to keep the Villages of Westcreek a community we can all be proud to call home! Next time you drop by the office, please feel free to introduce yourself and welcome Maria to our team!
As we welcome Maria to the Villages of Westcreek management team, we also say farewell and thank you to Jacob Fey for his management these last three years. Best wishes to you, Jacob, as you embark on a new path.

Eliel Perez Assumes Role of Standards Manager
|
The Board of Directors and Staff are pleased to announce that Eliel Perez was hired as the new Standards Manager for the Villages of Westcreek effective June 14, 2021.
Eliel will be responsible for inspecting all residential properties and common areas within the Association to ensure that they comply with the governing documents (CC&Rs, By-Laws, and Standards). Also, he will be providing administrative support to the Architectural Review Committee.
If you drop by the office or see Eliel in the community, please feel free to introduce yourself and welcome him to our team!

During New Business at the Board Meeting held on June 17, 2021, the Board of Directors discussed changing the office mask policy, assessing the pool furniture, and getting them placed out at the pools.
The Pool rules were reviewed and updated to reflect changes to allow coolers, clarifying pool appropriate attire, and removing the pool closures for cleaning throughout the day.

We are happy to announce that capacity limits were raised to 100% starting June 1st.
Guests are now allowed in the fenced areas, including the pool (3 guests per ID but 6 per household).
You still need to bring your own furniture to the pool while we order replacement furniture.
The basketball court still has a capacity limit on the court and spectators/non-players need to stay outside of the fence.

COMMUNITY AMENITIES FOR THE ENTIRE FAMILY
|
Our community has many amenities for our residents to enjoy, including a 20-acre Sports Park and a Community Center.
The Sports Park is home to a junior Olympic size swimming pool, one full-size basketball court and one kiddie size basketball court in the Tot Lot, two tennis courts, playground, football/soccer/T-ball field, a walking trail, sand volleyball court, a large covered pavilion plus picnic tables and grills.
At the Community Center you will find a second junior Olympic size pool, 8,000 sq. ft. dog park, horseshoe pits, and a 1/2 mile walking trail.
Drop by the Community Center to obtain your “Amenities Access” RFID cards. Everyone over age 12 is required to have an RFID card to use the amenities.

SPORTS PARK RULES
The Sports Park is open from 8 AM to 10 PM daily for the use and enjoyment of all residents of the VWOA that are in good standing and have a current VWOA RFID Card.
KEY REMINDERS
- 3 guests per ID card, 6 per household
- If using the Park’s BBQ pits, do not leave the Park unless the fire is completely out. Personal BBQ grills must be accompanied by a fire extinguisher and are not allowed in the children’s playground, or on volleyball, tennis, or basketball courts. Those using propane are not allowed in the pavilion.
- Alcoholic beverages are not permitted in the children’s playground or on the tennis and basketball courts.

COVID-19 AND FINANCIAL HARDSHIPS
|
The Board understands the effect on the community that COVID-19 has had and the financial hardships it has created.
If you have been affected and unable to make your HOA assessment payments, please email the office staff or Community Manager with your request for relief of the late fees assessed. We will review each request on a case-by-case basis and communicate back to each homeowner individually.

Your 3rd Quarter Assessment of $99.00 is due on July 1, 2021.
On July 30, 2021, all accounts with outstanding balances will begin incurring a late fee of $20.00, plus a delinquent interest charge.
NOTE: The Office is open Monday thru Friday from 9:00 AM to 6:00 PM, excluding holidays. In addition, the Office is open on the 2nd Saturday each month from 9:00 AM to 1:00 PM.
PAYMENT OPTIONS
- Payments can still be made here at the VWOA onsite office during business hours.
- Payments may also be mailed to our office, made payable to VWOA, at 12395 Military Dr. West, San Antonio, TX 78253. You can also mail your payment directly to Spectrum Association Management, P.O. Box 299008, Lewisville, TX 75029. Mailed payments are processed electronically; please do not send cash!
- You may drop off cash (in a sealed envelope), check, or money order at the dropbox, located to the right of our front entry doors at the business office. Make sure you include your address on your check/money order.
- Cash is accepted in the office.
- Card Payments will be accepted only after the homeowner is registered with Spectrumam.com.
- Pay by Phone- 1-877-342-6233 (your account number needed).

SUPPORT OUR LOCAL FOOD TRUCKS
If you know of a Food Truck that you think would be interested in joining the "StrEATS of Westcreek," have them contact the VWOA Office at 210-679-8761 during our normal business hours. There is a small $25 fee for each truck that participates in the program. We only allow one truck per evening.

WHERE SHOULD I PLACE MY TRASH CAN ON COLLECTION DAY?
To ensure service, roll your cart to the street and place it with wheels against the curb by 7:00 a.m on your designated collection day.
Keep in mind that trash cans left on the sidewalk in our community make it hard for disabled residents and your neighbors to safely navigate our community without having to walk into the street.

The Fall Soccer season for 2021 is now open and details are listed below. We are doing soccer back to back in an effort to get back on to our normal rotation of soccer and football.
We will be capping registration numbers for this season. This will be based on a first-come, first-served basis so please get your registration in as soon as you can to ensure a spot. This was done in an effort to ensure enough playing time for players. Once the cap is reached, we will not be able to accept late registrations.

COMMON HOT WEATHER GARDEN PESTS
Three of the most common pests we see when the heat arrives in full force are Chinch Bugs, Spider Mites, and Lace Bugs.
Chinch Bugs: One of the most irritating pests we have in San Antonio during hot weather is chinch bugs in our turfgrasses. These tiny, hard-to-see pests can quickly destroy patches of your turf in about a week or two during starting mid-summer into fall.
Signs of Pests: Grass will appear dried out and will not change when given water. There could be irregular patches of brown grass on your lawn. Chinch bugs will always be in the hottest, driest area of your lawn. (Think full sun areas and areas next to driveways, sidewalks, or other areas where there is reflected heat.)
Identify Pests: Check for chinch bugs by parting the grass with your hands and looking for tiny black insects with a telltale, irregular white diamond on their back. Check several areas in a damaged patch of turf, and be sure to check the areas that look dead and about-to-be dead turf since they are generally more actively feeding there.
Treat Pests: A granular product that contains the active ingredient imidacloprid like Bonide Insect and Grub or BioAdvanced Grub Killer Plus. Make sure to read and follow directions on labels.
Spider Mites: Spider mites are some of the smallest, and perhaps some of the most damaging, pests that attack a wide range of plants in our landscapes. They are particularly fond of tomatoes, junipers, and marigolds, but will happily go after any neglected plant in your garden.
Signs of Pests: Spider mites suck the juices out of plants turning vibrant green leaves a pale, dull shade. You must not let them get past this stage or their damage will quickly become irreversible. Severe infestations of spider mites result in brown, shriveled, crispy foliage, sometimes encased in a web.
Identify Pests: The “thump” test is the easiest way to identify spider mites. If you suspect a plant has spider mites, hold a piece of white paper under a leaf or twig of the plant and give the plant a good thump. Peer at the paper and you should see really tiny, dark, specks begin to scatter around on the paper.
Treat Pests: Early detection is crucial. Just knowing that they show up when the weather is very hot and dry will help you be on the lookout for them. Systemic insecticides are the most effective on spider mites, when caught early, and when the plant is not an edible. For edibles, you could try spinosad, or neem oil sprays, making sure to spray all over the plant and undersides of leaves. Never apply neem oil and other insecticides during the hottest parts of the day or you risk burning your plants. Follow label and only apply during cool morning or late evening hours during summer.
Lace Bugs: Lace bugs are elusive pests and hard to spot with your naked eye. They have clear wings. The damage they leave behind though is obvious. Lace bugs (not to be confused with the beneficial lace wings) frequent many different types of shrubs and perennials. Lantana, azaleas, lorepetalums, and boxwoods are a few of their favorite meals.
Signs of Pests: Lace bug damage first appears as tiny, tan spots on the leaves of plants. As the infestation grows, so does the damage. Leaves go from green to completely tan, and sometimes you can find sticky, black globs (lace bug poop) on the back of them.
Identify pests: They are hard to see. They are BB-sized but their clear wings make it hard to hone in on them. Go by the signs of their damage to help identify.
Treat Pests: Treat lace bugs with a dose of systemic insecticide, spinosad, pyrethrin, or neem oil. The key is to make sure to coat the plant, especially the undersides of leaves of the affected plant. (Only spray in the early morning or late evening hours when it is cool.)
When it comes to any type of insect control in your landscapes, early detection or prevention is most important. You can prevent insects from even looking twice at your plants when you give them the best care possible from the start. Provide plants with a healthy environment by offering them:
- An area free of competing weeds
- A clean living space free of leftover plant and lawn debris
- Proper spacing at planting to allow for proper growth and air circulation
- Proper, consistent watering
- Fertilizer
- Maintenance pruning of broken limbs and removal of damaged foliage

Anacacho Orchid Tree – Bauhinia Lunarioides
Sun to part shade; partially evergreen if there’s south wall protection. Unique hoof-like leaves and orchid-like flowers appear in spring and periodically throughout the year. These are a pollinator magnet, requiring little to no supplemental water once established. Anacacho is a multi-trunked small specimen tree or a mounding shrub; it performs well in thin, rocky soil.
