Remember that neighbors don’t have to live next door, just someone who lives in Westcreek. It could be as simple as a mom who helps out by picking up a child from school, a neighbor who cuts your yard for you just because, or brings in your trash cans. It does not have to be a grand gesture, just something that made your life easier, made you happy, or was just thoughtful.

As Thanksgiving approaches, we want to thank each of you. Your contributions to our community, whether as residents, staff members, or volunteers, have positively impacted the lives of those around you.
We are thankful for the sense of community we have here in the Villages of Westcreek and the kindness and generosity we witness daily. We are also grateful for this community's safety and security and the beautiful surroundings we call home.
As we gather with friends and family to celebrate this holiday, let us be thankful for all we have and spread joy and kindness wherever we go.

Veterans Day is observed on November 11th every year to honor all veterans, past and present, for their service and sacrifices to protect our country's freedom and way of life.
We encourage displaying the American flag on this day to show support for our veterans in the Villages of Westcreek. By displaying the flag, we can express our gratitude for their service and sacrifices. Other ways to honor our veterans include attending a local Veterans Day ceremony, visiting a veterans' hospital or nursing home, or thanking veterans for their service.
Let's make Veterans Day a day to remember and show our veterans that their sacrifice and service are not forgotten. Together, we can honor their legacy and continue to uphold the values they fought to protect.

Board Meeting Discussion Regarding Party Incident | |

At the October 10th Board Meeting, homeowners had an opportunity to relay concerns regarding the incident that occurred in High Point on Saturday, October 5th.
Thank you to the homeowners who contributed to the discussion. We understand it was difficult and painful. As your HOA, we are your advocate in any way we can.
Please understand that the incident is a legal matter that must be handled by law enforcement. The HOA's actions are limited due to the Texas Property Codes, which restrict us.
The following are next steps/action items taken from the meeting:

The Villages of Westcreek Owners' Association (VWOA) Board convened an open meeting on October 10th to discuss and subsequently approve the 2025 Operating Budget. After reviewing the budget proposal submitted by the Finance and Reserve Study Committee to the Board of Directors, the Board endorsed the Committee's recommendation to implement a 10% increase in assessments specifically designated for mailbox replacement. Upon completion of this project, the allocated funds will bolster reserve accounts to ensure the maintenance of existing amenities and to finance future capital improvement initiatives.
Given that the community has been established for over 37 years, there is an escalating necessity to replace, repair, and upgrade various amenities. Notable enhancements will include visible improvements such as landscaping, the addition of inclusive play equipment for the playground, upgrades to sports courts, fence staining, and necessary repairs or enhancements to the community center. Additionally, less conspicuous upgrades are planned, including website enhancements, road repairs in The Gardens village, improved signage, upkeep of common areas (including green spaces), and efforts to address illegal dumping.
Starting January 1, 2025, the new quarterly assessment will be $130.68 (totaling $522.72 annually). Homeowners who have established autopay through their banks or the SpectrumAM Homeowner Portal are encouraged to update their payment amounts to ensure timely processing and avoid any late fees associated with unpaid assessments.
As a reminder, homeowners can access a comprehensive overview of all HOA financial documents—including reviews, audits, budgets, and the Reserve Study—via the Spectrum Homeowner Portal or the HOA website.
Annually, in August, we invite community members to volunteer for the Finance and Reserve Study Committee. This collaborative effort allows us to carefully evaluate community needs and formulate the upcoming year’s budget. Your participation is invaluable, and we encourage you to consider joining us in this important endeavor next year.

As a resident of the Villages of Westcreek, you know firsthand how wonderful it is to be a part of such a close-knit community. That's why welcoming new neighbors to our little slice of paradise is important! Here are some tips for making newcomers feel at home:
1. Introduce yourself: One of the easiest ways to make new neighbors feel welcome is to introduce yourself. Make it a point to say hello and offer your assistance if they need anything. A friendly smile and a kind word can go a long way in making someone feel at home.
2. Offer a tour: If your new neighbor is interested in learning more about the community, offer to take them on a tour. Show them the local parks, restaurants, and shops. Share your favorite spots and insider tips on the best places to go. This will help them feel more comfortable and connected to their new home.
3. Host a welcome party: Consider hosting a welcome party for your new neighbor. This can be a great way to introduce them to other residents and help them feel more connected to the community. You can keep things simple with a potluck or BBQ or go all out with decorations and games.
4. Share information: Ensure your new neighbor has all the information they need to settle in their new home. Provide them with a list of important phone numbers and local resources, such as the nearest grocery store and library. You can also share information on local events and activities, such as community festivals and volunteer opportunities.
5. Be patient and understanding: Moving to a new place can be overwhelming, so be patient and understanding with your new neighbor. Offer your support and let them know that they can come to you if they need anything. This will help them feel more at ease and welcome in their new home.
By following these tips, you can help new neighbors feel at home in the Villages of Westcreek. Remember, a little kindness goes a long way in creating a welcoming and supportive community.

THE GENERAL ELECTION
The upcoming General Election, scheduled for November 5, 2024, is approaching.
The Early Vote Period will run from Monday, October 21, 2024, through Friday, November 1, 2024, for those eager to cast their votes ahead of time. This extended time frame allows flexibility in ensuring that every eligible voter can participate in the electoral process.
On Election Day, Tuesday, November 5, 2024, the polls will be open from 7 AM to 7 PM, providing ample time for residents to make their voices heard and exercise their right to vote.
Let's come out fully and participate in this crucial democratic process. Every vote counts, so be sure to mark these important dates on your calendar and make your voice heard in the upcoming General, Special, and Charter Elections.

POLITICAL SIGNS
Residents are reminded that signs expressing support for individual political candidates, parties, local bond issues, or referendums may be placed in a private front yard no sooner than August 7, 2024, for the November 5, 2024 Election. Unless the candidate is involved in a runoff election, these signs must be removed by November 15, 2024.
It is important to remember that such political signs should be at most five (5') square feet and must be professionally produced. Homemade signs are not permitted. The limit for political signs is one (1) per candidate or ballot item per lot.
Lastly, the ARC may approve banners on a case-by-case basis. Remember to respect our neighbors whose political leanings may differ from our own.

Porch pirate season is underway, and it's important to take steps to protect your packages from theft. There are several ways to avoid porch pirates, including having your package rerouted to only be delivered when you're there, sending it to a neighbor who is home, changing your delivery for signatures only, or sending it to your workplace.
One effective method is to get permission to ship all your packages to your work address. This way, they won't be left unguarded at your doorstep for hours, and anyone walking by could snatch them. If this option works for you, encourage friends and family members to ship packages to your work address as well.
Another option is to ask a trusted friend or neighbor to receive your packages for you. If they are retired or work from home, they may be happy to let you have packages delivered to them for safekeeping.
If neither of those options works, consider using a service that lets you arrange for a package to be held at a warehouse until you arrive home. You can then arrange delivery during evening hours that better suit your schedule.
Finally, setting up a live-recording video camera aimed at your porch can help you spot a theft as it happens and alert law enforcement officials. The camera may also provide a video to help identify the thieves.
Remember, it's important to take steps to protect your packages from porch pirates. Don't let your packages fall into the wrong hands—take action today to keep them safe and secure.

GRUENE
Gruene, Texas, (pronounced "green" like the color) is a Historic District located within the city of New Braunfels, about one hour northeast of Villages of Westcreek. Established by Henry D. Gruene in 1872, it originally was populated before the Civil War by German cotton farmers.
The Gruene Historic District contains examples of late nineteenth century Victorian houses, as well as a few mid-nineteenth century German colonial structures with Victorian additions. The town retains the ambience of a late nineteenth century cotton community, for there has been little construction since the 1920's.
One of the best things to do in Gruene is to explore the town's many antique shops and boutiques with unique items and vintage treasures. Check out Gruene General Store, Gruene Antique Company, and others.

A trip to Gruene must include visiting the famous Gruene Hall, Texas’ oldest continually operating dance hall. This iconic dance hall has been hosting live music and events for over 140 years. Photos with Cowboy Kringle is a tradition in many families. The annual Gruene Pony Express Ride will be Dec. 7. The Historic District will receive a Pony Express rider from the Heritage Trail Ride Association of New Braunfels at 10am. A temporary Post Office sets up next to Gruene Outfitters. OUTDOOR KITCHENS
Staying updated on the latest home improvement standards is important as we head into the fall season. One area to pay attention to is the new standards for outdoor kitchens. An outdoor kitchen is a great way to expand your living space and entertain guests, but it's important to follow the rules and regulations set forth by your local authorities.
According to the new standards, outdoor kitchens must be placed behind the dwelling and not on the side setbacks. Additionally, homeowners must submit a detailed plan/rendering showing the finished kitchen, including colored photos of materials and all dimensions of the improvement.
Regarding size limitations, the standards vary by design, so it's important to consult a professional to ensure your outdoor kitchen meets the requirements. Materials and color are also closely monitored, as they must complement the dwelling.
Following these new standards ensures that your outdoor kitchen is safe, functional, and visually appealing. So, if you're considering adding an outdoor kitchen to your home, be sure to do your research and get the necessary approvals before starting your project.

As we approach the holiday season, it's important to be aware of the rules and regulations regarding the display of decorations in our community. The newly revised Standards state that holiday decorations may be displayed on the premises without ARC approval. However, specific guidelines must be followed regarding when and how long decorations can be displayed.

CHIMNEY CLEANING BEFORE THE HOLIDAYS

We’re excited to announce that registration for the 2025 Flag Football League, brought to you by The Villages of Westcreek Sports Program, is currently open! Whether you’re a returning player or new to the game, we can’t wait to have you join us for an action-packed season! This is a recreational league designed to create a fun and safe environment to teach children the game and skills of football.

The season lasts 8 weeks, culminating in a tournament on March 22nd. Please note that March 15th is reserved for any bad weather makeup games.
Teammate Requests: You can request up to 2 teammates or a coach at registration. Please ensure that requests are mutual to increase the likelihood of being placed on the same team. Coaches! Volunteer coaches are always needed and are a very valuable piece of what makes any youth sports program run smoothly. We ask that our coaches give 2-3 hours of their time each week at practices and games to make this opportunity possible for the children involved. Coaches will also receive a team shirt, a discount for their child at registration, and a gift in the form of a team plaque at the end of the season, as a token of our appreciation.
