Q: What is your role here at Westcreek?

A: Administrative Assistant.

 

Q: What brought you here/what makes you stay?

A: I worked from home during COVID and felt the need for the office atmosphere and social interaction. My co-workers definitely make me want to stay! We're like a family, and that's hard to find.

 

Q: How long have you been with Villages of Westcreek?

A: September will be two years.

 

Q: What are your hobbies outside of work?

A: I like to cook & bake, and travel! I am out of town adventuring every weekend/holiday. I also like trying new restaurants around town.

VWOA 2023 PROPOSED BUDGET

The VWOA Finance Committee is responsible for assisting the Board in developing an operating budget, a schedule of capital repair and replacement expenditures, and a budget for projected capital improvements. The Finance and Reserve Study Committee completed their review of the VWOA Operating Budget in July and forwarded their recommendations to the Board of Directors.


After a thorough review of the budget and the last Reserve Study 2020, the committee has recommended a 10% increase in assessments. This increase equates to a maximum of $39.60 per year or $9.90 per quarter.  


The Board will review the committee recommendations and make any adjustments/changes they believe necessary before final review and approval at the Open Board Meeting (Thursday, September 15 at 6:00 PM). The 2023 Operating Budget and setting of the 2023 Assessments will be on the agenda for this meeting.


The 2020 Reserve Study is available in the documents section of your Spectrum Homeowner Portal.

Oasis Volunteer Tutor/Mentor


Share your love of reading as an Oasis tutor. You can change a life by providing the individual attention that helps children build confidence and experience success.


Oasis works in partnership with Northside ISD and Ott Elementary to pair volunteer tutors with children in grades K-3 whom teachers feel would benefit from a caring, one-on-one mentoring relationship. See below for the details & how you can volunteer to be a mentor to a child.

Here are some important dates concerning the upcoming General Election to be held on November 8, 2022.


  • Last Day to Register to Vote: October 11, 2022
  • Mail-in Ballot Application Deadline: October 28, 2022
  • Early Vote Period: Monday, October 24, 2022 – Friday, November 4, 2022
  • Election Day: Tuesday, November 8, 2022 (7 am-7 pm)

The 2022 Texas General elections will be held on November 8, 2022. 


Signs expressing support for an individual political candidate or party or local bond issue or referendum may be placed in a private front yard no earlier than ninety (90) days prior to a primary or general election and must be removed no later than ten (10) days after the election unless the candidate is involved in a runoff election. 


Such political signs shall not exceed five (5') square feet and must be professionally produced. Homemade signs are not permitted. 


The limit for political signs is one (1) per candidate or ballot item per lot.


Note: The ARC may approve banners on a case-by-case basis.

STRATEGIC PLANNING COMMITTEE LOOKING FOR VOLUNTEERS

The Strategic Planning Committee is critical for long-term planning of using the Association’s reserve funds. The Association has two savings accounts, referred to as reserve accounts.  

  • The Repair and Replacement Fund is for maintaining existing Common area items in the community.
  • The Capital Improvement Fund can only be used to add new items.  

The Association contracts with a firm every few years to do a Reserve Study. The purpose of a Reserve Study is to list the things the Association must maintain, itemize their useful life, and give a schedule of repairs or replacement. The Reserve Study also lays out a plan for funding the reserve account. The Reserve Study also ensures that we have enough money saved to meet the repair and replacement obligations.

The Association is looking for volunteers to serve on this critical committee.  

The committee will:

  • Use the Reserve Study to list short-term and long-term projects for the Board.
  • Create a 5-year plan for itemized reserve projects.
  • Take suggestions from the community and committees on requested amenity additions and improvements. 
  • Make recommendations to the Board based on the committee’s projections.

COMMUNITY UPDATES

  1. Splash Pad- TABLED until 2023 due to the cost of the project.   
  2. Monuments at Daisy Field and Potranco-OPEN- The Community Manager spoke with a representative from TXDOT, and they informed her that TXDOT does not typically allow any type of construction within their right of ways.  
  3. Garden Lily and Tally Rd.-TABLED- The Board has decided to table this project until the construction on Talley Road has been completed.  
  4. RFID Cards at Dog Park-TABLED- This is tabled at this time due to the estimated cost that includes electrical work, fence work, and the installation of the RFID system.  
  5. Pointe Monument-OPEN-Lonestar Kustom Construction went to pull permits for the trenching that was approved by the Board and was informed that the county does not approve anyone to trench on their roads due to prior issues with it not being fixed correctly. The vendor mentioned boring however that expense is higher than the trenching price. The Community Manager met with a solar company to discuss that option.
  6. Maintenance Shop Replacement -OPEN- The contract for this has been signed and the deposit invoice paid. This project is currently scheduled to begin after completion of the concrete pad and electrical installation.  
  7. Maintenance Shop Concrete Pad-OPEN- The vendor went to begin the permitting process for this project, and we discovered that the land at that location will need to be surveyed and a plat map supplied.

With record temperatures and prolonged drought, you may have lost large sections of your lawn this summer. As you begin planning your landscape renovations, you may be considering something that is low maintenance and requires less water. One temptation is to replace your entire lawn with rock. 


This past month, Mark A. Peterson, a San Antonio Water System conservation project coordinator, wrote an interesting article on this temptation in Garden Style San Antonio. Mark recommends that you don’t rock your landscape.

Is your medicine cabinet full of expired drugs or medications you no longer use? Your medicine is for you, and what’s safe for you might be harmful to someone else. The best way to dispose of expired, unwanted, or unused medicines is through a drug take-back program.


The Walgreens Pharmacy at Grosenbacher and Potranco has a Safe Medication drop-off box in the Pharmacy waiting area.

Our next scheduled Community-Wide Weekend Yard Sales will be held between the hours of 7:00 am till 7:00 pm on the following dates:


  • Saturday, September 10, 2022
  • Sunday, September 11, 2022


Community Yard Sales listings will be posted on the VWOA website, the day prior to the event. 


During the week leading up to your yard sales, the Association will place signs at the major intersections and entrances to the Villages of Westcreek that state: Yard Sales this Weekend.


If you wish to add your yard sale to the listing, please call the VWOA Office at 210-679-8761 by 12 noon on Friday before the scheduled yard sale.

SUPPORT OUR LOCAL FOOD TRUCKS

SPECIAL NOTE: At the May 19, 2022, Board meeting, it was discussed and decided to no longer charge food trucks to set up and serve our homeowners unless it is an event in which case, the $25 fee still applies. This was decided in order to have more food trucks visit our community and serve our homeowners.

ARC Standards

The ARC Committee is currently working on reviewing and updating the Standards that are currently posted on the Villages of Westcreek website. The last time the Standards were updated was in 2016, and we are working on adding, updating, and making things easier to interpret for both the homeowner and the ARC. If you have any feedback or recommendations, please submit them to the Standards Manager at standards@villagesofwestcreek.


Halloween Decorations

As voted on in the November 2021 Board Meeting, this is the first year that Halloween decorations can be put up 45 days before the Holiday to match Christmas and New Year’s. They will need to come down 15 days following the Holiday, as usual. Also, there will be a decorating contest. More details will be provided soon.


Improvements FYI

Painting Brick – in keeping in line with the aesthetics of the community, painted brick is not allowed.


Walkways – can be up to 4’ wide but are not considered driveways and cannot be used for parking.


Driveways – can be extended to the width of the garage, but no wider, and can be used for parking.


Security Cameras and Motion Detectors – may be placed on the dwelling and do not require ARC approval, provided they do not encroach upon the neighbors’ privacy (i.e. windows, doors, patios, deck, or pools).

Great Fowering Plant Options for Fall in San Antonio

These flowering perennials spread across a wide area. You want to give these plants room to stretch their limbs to maximize their flowering potential. 

Duranta: Butterflies and other pollinators go crazy for the pendulous purple blooms. Duranta has weeping foliage and is a root hardy perennial in south Texas, but during extreme cold may need winter protection. It can grow to 12′-15′ at maturity, depending on how often you prune it. Flowers best in full sun but is also tolerant of shade. Water deeply and thoroughly (especially in extended periods of drought).

Hummingbird Bush: Flame Acanthus always seems to flower right when the summer heat is taking a toll on other plants. Vibrant flowers that look like tons of little orange-red flames pop out all over this plant from summer to frost. It grows to about 3′-5′ at maturity and can readily drop seeds and grow volunteers in your garden. The hummingbird bush is a wonderful drought-tolerant plant that can also root survive cold temps. It takes to shearing very well, and each shear produces more flowers.

Gregg’s Blue Mistflower: This one really spreads, so make sure you’ve got the space, or plant it in containers. It's one of the best Monarch and Queen butterfly attracting plants. Shear back late summer to encourage fresh blooms for the pollinator migration in fall.


Chartreuse green foliage is topped with powderpuff, baby-blue flowers that will bloom spring to frost. Spreads by roots continuously, but only grows as tall as about 1.5′ at maturity. Plant in sun to part shade. Gregg’s Blue Mistflower is a native plant that is drought tolerant once established, but you’ll get the best flowers with regular watering.

Fireworks Gomphrena: Although sometimes hard to find, these are perhaps some of the most cheerful flowers you'll find. These flowers, even with the intense summer drought this year, have continuously been popping flowers. The dark green foliage on Fireworks Gomphrena quickly creates a 1.5′ dense mat that produces long, skinny (but sturdy) 2′-4′ stems topped with flowers that look like hot-pink, fiber-optic globes, or fireworks.


Plant in full sun, for a full flower show. Gomphrena works well all over the garden. It can be interspersed throughout perennial gardens with both lower or taller growing plants. Even though it could be considered tall or wide, it is quite an airy plant so it can be placed anywhere.
