Greetings!
The sunshine is streaming through our windows here in the office and we are feeling the joy of spring renewal. Dripping maple sap and rapidly melting snow inspire thoughts of surprises waiting to be discovered. This month’s newsletter will focus on all the hidden potential and ‘Easter eggs’ in our listings, there are plenty waiting to delight! We’ll also share some tips and articles to help you spot these in your own search or highlight possibilities in a property you want to sell!

What is Adaptive Reuse?
The Merriam-Webster dictionary defines adaptive reuse as
"the renovation and reuse of pre-existing structures (such as warehouses) for new purposes"
In this YouTube video, architectural historian Kathryn Rogers-Merlino explains the benefits of 'building reuse' and showcases some awesome transformations. Give it a watch!

Another unique opportunity awaits the right buyer on Cherry Street in St. Johnsbury. The listing includes two commercially zoned, historic buildings, one of which is a former jail. We think it would make a great (and very authentic) escape room venue!
Multifamily properties, like this duplex in St Johnsbury, can be a great value and offer the opportunity to live in one unit and rent another, offsetting ownership costs.
It's been said that getting started is half the battle, so here's a place for those who need a push in the right direction. Much of the work has already been completed on this Victorian style renovation near Willoughby Lake. Bring your vision and finishing touches!
Bonus! This land lot is obviously just steps from well known and popular Newark Pond, which is awesome! What many people don't realize is that Bald Hill Pond is also hiding nearby. A quick trip over a gravel road doubles your fishing and water recreation opportunities.
