Across West Maui, new listings have been hovering around 75 for the first quarter of this year which is about a 45% increase from this time last year! The inventory has continued to rise in March as well with a 10% increase to continue the trend since September. Pending and closed sales have held steady for the first quarter at about the same numbers as 2023, before the fire. The days on market have shown the same as well. So the overall picture is that although more sellers are willing to part ways with their properties in West Maui, the demand has been consistent with pre-fire times and properties are spending about the same amount of time on market as an average. Sales prices have slowly risen since the fire. What we are seeing, is that the demand is higher for the lower priced properties right now. That makes sense with the number of displaced local families we have. The upper end homes are taking longer days on market with a larger choice of inventory. As Maui's upper end tends to be second home buyers this follows a trend of real estate sales year over year. The trends have followed the same pattern in Launiupoko. A larger inventory on the market than we have seen for a few years. Great time for Buyers to finally have some inventory to look at! In a normal market we hope to have 10% of the homes as inventory, which Launiupoko numbers are still creeping up to meet this 10% market share. Reasons for selling vary, It is just life happening with growing and shifting families, grandchildren, financial shifts, and the cycle of real estate. We did see a nice jump for closed sales in March with 5 homes, which is actually the most closings in one month since 2021. The spring break crowd came in with an agenda to buy! Across the island as well the highest peak of 2024 and 2023 were both in March. With more inventory, we are also seeing more sales, and hope that this trend continues throughout the year. Launiupoko currently shows 21 active homes, 4 pending and 6 closed sales year to date. We have some great listings in the neighborhood right now so be sure to give us a call to explore some unique or traditional options for home in Launiupoko. |

Statistics are generalities, essentially summaries of widely disparate data generated by dozens, hundreds or thousands of unique, individual sales occurring within different time periods. They are best seen not as precise measurements, but as broad, comparative indicators, with reasonable margins of error. Anomalous fluctuations in statistics are not uncommon, especially in smaller, expensive market segments. Last period data should be considered estimates that may change with late-reported data. Different analytics programs sometimes define statistics - such as "active listings," "days on market," and "months supply of inventory" - differently: what is most meaningful are not specific calculations but the trends they illustrate. Most listing and sales data derives from the local or regional multi-listing service (MLS) of the area specified in the analysis, but not all listings or sales are reported to MLS and these won't be reflected in the data. "Homes" signifies real-property, single-household housing units: houses, condos, co-ops, townhouses, duets and TICs (but not mobile homes), as applicable to each market. City/town names refer specifically to the named cities and towns, or their MLS areas, unless otherwise delineated. Multicounty metro areas will be specified as such. Data from sources deemed reliable, but may contain errors and subject to revision. All numbers to be considered approximate. Many aspects of value cannot be adequately reflected in median and average statistics: curb appeal, age, condition, amenities, views, lot size, quality of outdoor space, "bonus" rooms, additional parking, quality of location within the neighborhood, and so on. How any of these statistics apply to any particular home is unknown without a specific comparative market analysis. |
