The old adage about first impressions is especially true with real estate showings. Are there any small repair projects you’ve been meaning to tackle? Most homes have their quirks, (and that’s okay) but completing a few simple tasks can improve the overall feel of a home. Tightening a loose knob, patching a little hole where a picture once hung and oiling that creaky hinge on the front door are all easy and impactful.

I recommend that sellers, of older homes especially, have a home inspection done to find any surprises and fix them before showings. Replace smoke and carbon monoxide detectors and make sure all GFCI outlets are working. Pump the septic and gather documents pertaining to permits, heating services, etc. - Vanessa Welch, Realtor®

One often overlooked item is the oil tank, I recommend having an inspection done if it has been more than three years. Larger projects or concerns, (like roof repairs or heating systems in need of replacement), may not need to be taken on before the property goes on the market but still need to be disclosed on a Seller’s Property Information Report when the property is listed.
