What to Expect During a Commercial Roof Replacement

A commercial roof replacement is a significant undertaking, but with the right knowledge and team, it doesn’t have to be overwhelming. Whether your building is experiencing leaks, has reached the end of its service life, or is no longer up to code, replacing the roof is a critical step in protecting your investment and ensuring the safety of tenants and assets. At Keystone Engineering, we help streamline the process every step of the way through our spe

cialized Roofing Division-dedicated to evaluating, overseeing, and supporting successful commercial roofing projects across Florida’s East Coast.

Here’s what to expect during the process, from initial assessment to final inspection:

1 - Initial Assessment & Planning

Every successful roof replacement begins with a comprehensive assessment. Keystone Engineering’s Roofing Division performs detailed inspections to evaluate the current condition of your roof and identify signs of water intrusionstructural deficiencies, or code non-compliance.

2 - Specifications and Bidding

Keystone prepares our Project Manual which includes bid documents, scope of work, and specifications that support our Sealed Bidding Process and satisfies all building code requirements.

3 - Permitting and Scheduling

Permits must be secured before any work begins. Well-vetted contractors handle permitting efficiently, while scheduling is planned to minimize disruption.

4 - Tear-Off and Preparation

The old roofing system is removed in phases to ensure safety and reduce risk. Our team ensures your chosen contractor uses all appropriate protective measures for the interior and exterior of the building.

5 - Installation of New Roof System

With the surface prepped, installation of the new system begins. Whether it’s TPO, modified bitumen, or metal, our Roofing Division oversees quality control at every milestone to ensure long-term performance and durability.

6 - Final Inspection and Cleanup

Once complete, a final inspection confirms that all specifications and codes have been met. Keystone provides a comprehensive closeout report, ensures the site is restored, and warranty documentation is issued by the contractor.

At Keystone Engineering, we understand that minimizing disruptions to your tenants and business is essential. Our Roofing Division collaborates with property managers and boards to schedule noisy or high-impact work outside of peak business hours, ensure clear communication, and uphold safety protocols throughout the project.

PROJECT SPOTLIGHT

At Towers Ten in beautiful Daytona Beach Shores, Keystone Engineering is proud to oversee a full Phase III Building Rehabilitation Project - a comprehensive effort to ensure structural integrity, aesthetic improvement, and long-term performance of this coastal condominium.

Thorough Inspections, Start to Finish

From the earliest stages, Keystone Engineering plays a critical role in project planning and execution. Our process begins with a detailed inspection of the entire structure, including the windows, exterior walls, and parking garage - specifically on the north elevation for this phase.

Once our full condition report is completed and submitted to the association, a contractor is selected based on the outlined scope and repair needs. Keystone remains closely involved throughout, ensuring quality at every step.

Acoustical and Visual Evaluations

As part of the evaluation, our team used both visual assessments and acoustical testing methods to locate sub-surface issues not immediately visible to the naked eye. This process involves striking the concrete surface with a metal rod and listening for changes in sound - an effective way to detect delamination, where the bond between the concrete and reinforcing steel has deteriorated.

These findings are then marked with spray paint to outline the exact boundaries of affected areas, including:

  • Spalling
  • Rust spots
  • Delaminated stucco at reinforced areas

This step is critical for informing the repair process and helping contractors target the precise zones that require attention.

Partnership for Precision

Once the contractor is mobilized and their materials are staged on-site, Keystone engineers meet with the project foreman to walk the site, review the inspection results, and prepare for next steps. Our goal is to ensure that all repairs are carried out safely, accurately, and in compliance with both Florida Building Code and industry best practices.
