Q: How do I get notification in the event of an emergency?
A: The best way to ensure you and your household members receive emergency notifications is to sign up for zotALERT, UCI's emergency alert system. You can sign yourself up and add additional household members.

Lost & Found
Two iPhones and an iPad have been in ICHA's lost and found for many months, along with a number of eyeglasses and key chains. The electronic devices are all locked and cannot be opened. Management will recycle them if they are not claimed by July 15th. All keys will be turned over to the UCI Police Department. Please contact Andrew Herndon at Andrew.herndon@icha.uci.edu or (949) 824-4068 to set an appointment to reclaim these items.

WHAT'S THE BUZZ
Integrated Pest Management across the Hill has been tackling the rescue and removal of honeybee colonies for a number of years. Rather than simply destroying the swarms and resulting hives, Management has been ardently making efforts to capture and relocate colonies taking up residency in our irrigation valve boxes. In addition to vacuuming and cutting comb away from the interior of the valve boxes, blocking future access and relocating the hive, a new tool has been introduced. We call it a "Swarm Catcher" and if deployed early when a swarm is traveling and looking for a new home, our offer of free affordable housing does the trick.

A Queen bee will leave an existing location if it's in need of a larger hive location or if a new Queen is driven out of an existing colony. She releases pheromones that draw drone and worker bees to follow her. The mass of bees swirling through the air is generally not aggressive and will often light in a shrub or tree forming a protective ball around the Queen. She has a large body and small wings, so her travels are short and sometimes tenuous. That is where our Swarm Catcher comes in. The catcher is lined with wax filaments and frames. When we add lemon grass oil as an attractant and the catchers are positioned near a swarm in its early transitions, we have been snagging full colonies quite regularly without having to carve them out of the valve boxes.
Please let the ICHA office know as early as possible if you see a "buzzing " in progress. We will do our best to safely and softly capture a valuable and endearing component of our garden, open space and environment. Thank you for you help!

Are the Result of ICHA's Ground Sublease Enforcement
The administration of the Ground Sublease and enforcement of primary residency rules fulfills ICHA’s mission of developing and maintaining an Academic Community-in-Residence, which provides on-campus for-sale and rental housing for Faculty and Staff. In 2018, ICHA identified Lease Administration as a critical area of focus in the effort to protect the program now and into the future. Since 2018, these efforts have resulted in 33 resales of University Hills homes:

University Hills Homeowners' Primary Residency Rules
The primary purpose of our program is to provide affordable housing on campus for UC Irvine faculty and staff. The housing program has been so successful that there are many members of the University faculty and staff waiting to buy and rent in University Hills. To continue the success of the program, we are reminding homeowners of their contractual obligation referenced in Section 3.07 of the Ground Sublease and the Primary Residency Rules in University Hills:

Home Must Remain Principal Residence - Except as provided in the rental rules below, the Owner must be able to prove that they actually live in the home.
- Exceptions for long term rentals - These include a Sabbatical or other University approved leave, a demonstrated inability to sell the property or hardship exceptions (examples are a military obligation, University service away from home, longer term hospitalization of owner). Exceptions requested on a hardship basis will be handled case-by-case and at the sole discretion of the University.
- Permitted Rentals - No longer than 13 months in a 36-month period.
- Permitted Tenants - Rentals are permitted to University Associate Persons, which are full-time UC Irvine faculty and staff as defined in Section 1.01 of the Ground Sublease. Only after reasonable efforts have been made to exhaust full-time faculty and staff, may a residence be rented to a non-University-Associated person.
- Rental Requirement - The Owner must notify ICHA of the rental, including the name of the tenants, the tenant’s campus affiliation, and the term of the rental.

New Homeowner Portal Is Coming Soon
Homeowners, please look out for an email invitation to join the University Hills Resident Portal. The portal is a new tool that will allow you to update your contact information and quickly access your homeowner information, including documents related to your sublease. Eventually, you will be able to use the portal to find monthly statements, make payments, and submit property improvement applications for modifications to your home.
The portal invitation will also include instructions on completing the University Hills Principal Residency Requirements Certification form. ICHA is asking all homeowners to
download the form, complete and sign, and then email it to sales@icha.uci.edu

Please Remove Pampas Grass!
Pampas grass (Cortaderia) is native to Chili, Argentina and Brazil but has become an invasive species here in California. It has also been banned in Hawaii and New Zealand because of its ability to outgrow and displace native plants which it has been found to do here as well.
Residents are encouraged and requested to remove these volunteer invasives wherever they are growing.
Pampas grass is fast-growing and can spread very easily from hundreds if not thousands of seeds that are easily windblown. They have been found to displace native plants and destroy their habitats, reducing biodiversity by monopolizing resources like shade, sunlight, and ground nutrients. Because of the plants' large surface area, the leaves can pose a significant fire hazard if placed near flammable substances. They are also serrated and can cut arms and legs if allowed to overhang sidewalks.

Pool & Park Etiquette
PLEASE...
- Remember to stay OFF the pool lane lines. Sitting or leaning on floating lane lines damages them and disrupts lap swimming.
- Glass containers are prohibited in all community pool areas.
- If your event produces overflow trash, please take responsibility for hauling it to your home. Extra bags can be found at the bottom of each trash receptacle.
- Please handle outdoor umbrellas with care and close after use.
- No animals in pool areas.
