Why Coastal Properties Require Specialized Engineering Expertise

Owning and maintaining a coastal property comes with unique challenges that go far beyond those of inland buildings. Constant exposure to salt air, moisture, wind, and extreme weather accelerates deterioration and places additional stress on structural and roofing systems. That’s why Keystone understands that coastal buildings require specialized engineering expertise to remain safe, durable, and compliant over time.

1. The Coastal Environment Is Relentless
Coastal structures are continuously exposed to harsh environmental conditions, including:

  • Salt-laden air that accelerates reinforcing steel corrosion
  • High humidity and moisture intrusion
  • Strong winds and storm surge
  • Intense UV exposure
  • Frequent temperature fluctuations

2. Hidden Deterioration is Common

One of the greatest risks in coastal buildings is subsurface damage that isn’t immediately visible. Corrosion of embedded reinforcing steel can lead to:

  • Concrete spalling and cracking
  • Delamination beneath stucco or coatings
  • Compromised balconies, slabs, and beams
  • Reduced load-carrying capacity

3. Roofing Systems Face Elevated Risk

Roofs in coastal environments endure constant exposure to wind uplift, salt corrosion, and moisture intrusion. Without proper evaluation and engineering oversight, roofing systems may fail prematurely - leading to leaks, interior damage, and insurance challenges.

4. Building Codes and Insurance Requirements Are Stricter

Coastal properties must comply with some of the most demanding building codes in the country. In recent years, insurance carriers have also increased scrutiny, especially regarding roof age, structural integrity, and maintenance history.

5. Long-Term Planning Protects Your Investment

Specialized engineering isn’t just about repairs - it’s about protecting long-term value. Comprehensive inspections, accurate reporting, and proactive maintenance planning help property owners and boards.

If your property is due for a structural inspection or showing signs of concrete deterioration, Keystone is here to help. Read our blog to learn more about how Keystone's expertise can protect your investment.

PROJECT SPOTLIGHT

Location: Twenty-Six Twenty-Six Condominium -

Daytona Beach Shores, Florida

Scope of Work: Mansard Roof Replacement

Work is well underway at Twenty-Six Twenty-Six Condominium, where Keystone Engineering is overseeing a comprehensive mansard roof replacement designed to improve durability, weather resistance, and long-term performance for this coastal property.

1. Balcony Protection

The contractor has installed tarps to protect balconies and minimize dirt and debris, helping maintain clean and safe conditions for residents throughout construction.

2. Underlayment Installation

Self-adhering underlayment has been properly installed in accordance with manufacturer specifications. The existing single-ply roofing system has been successfully sealed at tie-in locations, ensuring continuity and weather protection.

3. New Underlayment Areas

Additional sections of new self-adhering underlayment are being installed as roofing work progresses, providing a critical moisture barrier beneath the finished system.

4. Organized Work Zones

Clearly defined handling and work areas demonstrate the contractor’s attention to safety, efficiency, and material control.

5. Soffit Replacement
Replacement of missing and storm-damaged vinyl soffits is ongoing, restoring both functionality and appearance along the roofline

6. Professional Execution

The overall work continues in a clean, methodical, and professional manner - reflecting the importance of proper sequencing and quality control on coastal roofing projects.
