Dear Lyons Township High School Community,
The purpose of this message is to provide an update regarding District 204’s Willow Springs property.
As previously shared, District 204 has owned undeveloped land in Willow Springs near 79th Street and Willow Springs Road for more than 65 years. Originally purchased in the late 1950s for a potential third campus, the property is no longer needed for that purpose. For over two years, the Board has engaged in extensive discussions about the property and its potential future uses, including conversations with the community, the Village of Willow Springs, the Pleasantdale Park District, and Pleasantdale School District 107.
At the November 1 Committee of the Whole Meeting, the Board agreed to distribute a Request for Proposal for Real Estate Broker/Consulting Services. For additional information and to access the RFP, please click here.
At the December 1 Committee of the Whole Meeting, the Board heard presentations from five real
estate consulting firms who submitted proposals . The Board then independently ranked the firms and, through legal counsel, evaluated and then ranked the top three firms, as well as conducted reference checks.
At the January 20th Regular Action Meeting, the Board discussed strengths of all proposals and made the decision to move forward with MoHall Commercial and Urban Development (MCUD) for real estate consulting services. The Board asked legal counsel to work through an agreement with MCUD and update the Board once complete.
On February 27, Lyons Township High School District #204 completed the sale of one acre of land to Pleasantdale School District 107 through a real estate closing. This transaction concluded a process that began in June 2025, when District 204 initially offered Pleasantdale the opportunity to purchase a portion of the District 204-owned Willow Springs Property, continued with approval of a sale agreement by both districts in October 2025, and was finalized with the February 27 closing.
Finally, at the March 2 Committee of the Whole Meeting, the Board approved an agreement with MoHall Commercial and Urban Development for real estate consulting services related to the District 204 Willow Springs Property.
The Board continues to view the Willow Springs Property as a valuable asset and is committed to leveraging its desirability and value to support facility updates across both campuses and advance Goal 5 of the Strategic Plan. Equally, the Board is dedicated to ensuring a transparent and thoughtful process and will continue to share updates with the community as this process evolves.
