Greetings!

 

Spring always feels like a fresh start. As the light shifts and the days grow longer, it’s a natural time to pause, take stock, and start thinking about how we want to live in our homes.


We’ve been busy helping homeowners do just that—whether it’s diving into a major renovation or simply getting things tuned up for the summer ahead. Our property management team has been crossing off punch-list items: deck repairs, gutter cleaning, power washing, and other smaller tasks that make a big impact this time of year.


We’re also deep into the next phases of a couple of multi-stage renovations that have been thoughtfully planned over time. In Orleans, we’ve returned to a 1950s Cape we’ve worked on over the past couple years. After completing a full interior renovation and addition, we’re now turning our attention outdoors—creating a tiered backyard with a pool, fire pit, and room to unwind. Meanwhile, in Harwich Port, we’re refreshing a home’s deck and primary bath as part of an ongoing, phased transformation. (You can read more about both projects below.)


Behind the scenes, we’ve been busy with photo shoots. One of our recent builds in South Dennis—designed to capture the timeless charm of a sea captain’s home—will be featured in the upcoming 10th anniversary issue of Cape & Islands Design Guide. We were also honored to have a harbor-front home we built in Harwich Port spotlighted in the latest issue of New England Home magazine, now on newsstands.


In this issue of our newsletter, you’ll also find a few things we’re especially excited to share: a look at two home designs under 1,600 square feet, seasonal tips for keeping your deck in top shape, and a couple new local businesses to try this spring.

PREPARE YOUR DECK FOR SUMMER LIVING

With spring in full swing and summer just around the corner, it's time to give your deck the attention it deserves. Whether you're hosting backyard barbecues, reading in the sun, or just enjoying a quiet evening outside, your deck needs to be safe, clean, and ready to handle everything the season throws at it.


Our property management team shares these tips for keeping your deck safe, durable, and prepared for summer use.


Seasonal Maintenance Tips for Your Deck


Clean the Surface Thoroughly

Start with a broom to clear leaves and debris, then wash with a deck cleaner or mild soap and water. Use a soft scrub brush or a pressure washer on a low setting to avoid damage.


Reseal or Refresh Your Deck Finish

For wood decks: Apply a UV-protective, water-resistant sealant every 1–3 years, depending on sun exposure.


For composite decks: Use a manufacturer-approved cleaner and apply a composite protectant if needed to restore color and sheen.


Trim Back Nearby Landscaping

Bushes, grass, and vines can trap moisture and reduce airflow around your deck. Give your deck space to breathe and dry out after storms or morning dew.


Bonus Tip: Don't Forget the Underside of the Deck

The underside of your deck sees little sunlight and often collects moisture. Peek underneath and check for mildew, wood rot, or insect activity—especially if your deck is older.


A little seasonal maintenance can help your deck withstand the summer weather and give you peace of mind through every cookout, gathering, or quiet evening outside. And if your deck is showing serious signs of wear, it might be time to talk to a professional about repairs—or even a full upgrade.

Spring is a busy time for home maintenance on Cape Cod, and our Property Management team is here to help. Right now, we're assisting homeowners with seasonal projects like sanding and sealing porches, repairing and painting balconies, and resetting patios and walkways—which were all part of a recent project we completed at a home in Harwich Port (seen below).


These smaller tasks are common in spring as homeowners prepare for the summer season. From tightening hardware and power washing to deck repairs and interior or exterior painting, our team handles the details that keep your home looking its best—and help prevent bigger issues down the road.

PORTFOLIO SHOWCASE

We recently completed a full-scale interior remodel and addition for a classic 1950s Cape-style home in Orleans. Now, we're returning for the next phase: transforming the outdoor living spaces. This phase of the renovation includes a tiered landscape design featuring a custom fire pit, swimming pool, and lounge area that's tailored for summer entertaining.

MAKING PROGRESS

A closer look at a few of the projects our team is working on now.

Phase one now complete: We renovated a first-floor bath and reimagined the main living areas of this West Dennis waterfront home by relocating the dining room to create a more open, functional kitchen and family room layout. 

A space-saving pedestal sink, stylish back-lit mirror, and playful wallpaper are a winning combo for the remodeled powder room of the same waterfront home in West Dennis. {Interior design by MH Interior Design.}

The foundation is well underway for a seven-bedroom home overlooking Nantucket Sound in Harwich Port. You might remember the site demo from our winter newsletter.

We are wrapping up an outdoor kitchen in Harwich that features tiered granite countertops with bar seating, a pizza oven, and a repurposed black granite sink salvaged from the original outdoor kitchen.

Do you recognize this Orleans home? We are onto the next phase of renovations, creating a tiered outdoor living space that will include a fire pit, swimming pool, and lounge area. {See Project Spotlight of Classic Cape Reimagined above.}

ARCHITECTURAL DESIGN

In this issue, we’re highlighting two distinctive home designs that make the most of under 1,600 square feet: a guest-ready poolside cottage in Harwich Port and a sun-filled, year-round artist’s retreat in South Chatham. Each project showcases how thoughtful design can deliver charm and functionality—no matter the size.

Guest Haven by the Pool


In 2018, we completed a full renovation of a Harwich Port home. Now, we're returning for a second collaboration with the homeowners—designing a two-story, one-bedroom guest cottage that will complement the main residence and expand the property’s functionality.


To replace the aging 1930s cottage on the property, we’ve designed a new gambrel-style structure that echoes the roofline and architectural language of the renovated main house, creating a cohesive visual connection across the property.


Situated between the main house and the future guest cottage is a pool, so enhancing the poolside experience was a key priority. The 1,000-square-foot cottage will feature a first-floor half bath, laundry area, outdoor shower, and a 10-foot-wide, four-panel door that opens directly to the pool—providing convenience and comfort for both everyday use and entertaining. A second-story deck and a shaded front porch will offer additional outdoor living spaces with views over the pool and grounds.


The Makers Cottage


This home is designed for a client who’s making the most of retired life in South Chatham.

Originally built by the owners' father, the property has long been home to a small cluster of seasonal cottages. We’re replacing one of these cottages—a 600-square-foot, one-story seasonal structure—with a 1,548-square-foot, two-story home designed for year-round living on Cape Cod.


The first floor will feature an open kitchen, living area with a fireplace, primary bedroom, and a deck with a pergola. Upstairs, there will be a small guest bedroom, full bath, casual living area and open studio space. The studio, designed for the homeowner—an artist working in stained glass and pottery—will serve as both a creative space and gathering spot. Large stacked windows will provide soft north-facing light to the studio, while distant views of Nantucket Sound can still be seen through the open-concept living area’s south-facing windows.


Architectural details like shingle patterns, a distinctive front entry pediment, and dynamic rooflines give the home charm and character, while honoring the property's history. Set among four seasonal rental cottages, this new home preserves the estate’s legacy while supporting a new chapter of year-round Cape Cod living.

Located on the north side of East Dennis, Windward East and Windward Village are exclusive McPhee Associates neighborhoods. The homes in both neighborhoods are set on pristine, wooded lots and are protected by special covenants that ensure new homes are designed and built to be compatible with Cape Cod and New England styles.
