SPRING 2026 ISSUE

A Message from Rob

Greetings!

Memorial Day Weekend always feels like the true beginning of summer on Cape Cod. The beaches start filling back up, bike rides and outdoor dinners return to the routine, and there’s something comforting about revisiting the traditions that make this time of year so special. After the winter we had — with plenty of wind, rain, and snow mixed in — the change in season feels especially welcome.

Spring has been a busy one here in the best way. Our team has been helping homeowners prepare their properties for summer while also making steady progress on several custom homes, renovations, and outdoor living projects across the Cape. In this issue, we’re sharing a few recent project highlights, an award-winning bath recently featured in print, helpful seasonal tips from our blog, and a handful of meaningful Memorial Day events happening throughout the community.

This time of year is also a good reminder to stay ahead of smaller home maintenance items before summer gets fully underway — especially after a tough winter season. Whether it’s addressing weather-related wear and tear, preparing for guests, or simply making sure everything is ready for a relaxing summer ahead, preventative maintenance now can help avoid larger issues later. As always, our team is here as a resource whenever we can help.

As a reminder, our office will be closed on Monday, May 25, in observance of Memorial Day. Property Management clients with questions or service needs ahead of the holiday are encouraged to reach out to the team at pm@mcpheeassociatesinc.com.

Sincerely,

Rob McPhee

Getting Homes Summer-Ready

As we head into the busy summer season on Cape Cod, our property management team is already hard at work executing a full range of spring home maintenance services. This is a critical time of year to prepare homes for increased use, changing weather conditions, and the arrival of guests and family.

Our crews are currently assisting clients with seasonal tasks such as gutter cleaning, window washing, irrigation system activation, and both interior and exterior painting. We’re also handling deck and patio set up, along with deck, outdoor furniture, and roof washing to ensure everything is clean, safe, and ready to enjoy. In addition, we’re addressing any punch list items our property management clients may want completed before the season officially kicks off.

Here are a couple home maintenance projects we've recently completed:

Before & After: House Wash

Recently, we completed a house wash at a property in Dennis, where the before-and-after contrast clearly shows the impact of cleaning natural cedar shingles. While graying is a normal weathering process, algae, mold, and mildew buildup can lead to rot and decay if left untreated. We recommend a professional house wash every two to three years to restore appearance and extend the lifespan of the shingles.

Protecting & Refinishing Wood Doors

We also refinished a front door for a client in Dennis. Wood doors should be treated about every two years with light sanding and a fresh coat of varnish to enhance the grain and protect against the Cape’s coastal elements.

Please reach out to our Property Management Team if you’d like to schedule any maintenance or to learn more.

PORTFOLIO SHOWCASE

This spring we completed a full home refresh for a Harwich client — transforming their kitchen, converting the front den into a mudroom/laundry room, and updating the bathrooms throughout.

The kitchen was the standout transformation: a new layout for better flow, contemporary gray-beige cabinetry, Taj Mahal Quartzite countertops, textured white ceramic tile, all-new appliances, and a pantry with dual pocket doors. Dark and inefficient became bright and functional.

The first-floor powder room adds a playful touch with its bold “Drunk Monkeys” wallpaper.

MAKING PROGRESS

On an adjacent parcel in South Dennis, we are constructing a 40’×60’ car barn designed by Joseph W. Dick Architecture. Shown here are the foundation forms being poured.

The roof framing is well underway for a custom four-bedroom Cape-style home in Harwich Port that was designed by our team.

After revamping the basement last year, we’re now in the homestretch of the first-floor renovation at this East Dennis home. Designed by Sally DeGan of SpaceCraft Architecture, the project includes the family room with its updated fireplace and built-ins.

Work continues on a Brewster outdoor living project—including a new pool, pergolas, outdoor kitchen, pool shed, outdoor fireplace, and pool fence—with pergola construction underway, masons completing flatwork, and pool plumbing connections in progress.

After renovating this Harwich Port home in 2018, we’re back building a two-story, poolside guest cottage—this compact kitchen is starting to come together.

Septic and grading work are now being installed for a seven-bedroom home in Harwich Port, offering views of Nantucket Sound.
