Ninth Property Joins Good Deeds
First Restriction Recorded in 2024
On January 9, the Good Deeds program recorded its first deed restriction in Madison County. Since its inception in 2023, Good Deeds has permanently preserved nine Big Sky properties for community housing.

Good Deeds pays current owners or buyers up to 20% of the property's appraised value in exchange for placing a permanent deed restriction on the property.

The deed restriction requires one occupant to work full-time in Big Sky and strictly prohibits short-term rentals.
RiverView Construction Continues
Occupation Expected June 2024
In January, construction of the front decks began on Building 100 of RiverView Apartments.

At the end of the month, crews will bore under Highway 64 to connect to water utilities.

The Housing Trust will rent its 25 apartments to individuals who meet federal income requirements. Lone Mountain Land Company will rent its 72 units to local businesses as employee housing.

HRDC's Southwest Montana Community Housing Trust currently has three homes for sale.

210 North 24th in Bozeman is a 3 bedroom, 1 bathroom home near Kirk Park.

116 South G St in Livingston is a 2 bedroom, 1 bathroom completely renovated 1900s home with lots of storage space.

1703 West Olive #22 in Bozeman is a 2 bedroom, 2 bathroom condo close to Main St. and 19th.  

During the holiday season, Big Sky contributed $32,007 to the Housing Trust. Thank you for your support!

Since 2020, we've created 196 homes for 464 locals by building new homes like MeadowView and reclaiming existing homes through programs like Rent Local and Good Deeds.

"Montana Population Growth Slows"

"After years of new arrivals swelling Montana’s population and straining its housing supply, new data released Dec. 19 by the U.S. Census Bureau indicates that the volume of net migration into the state has declined.

As of July 1, 2023, the federal demographics agency estimates Montana had 1,132,800 residents. That’s about 9,900 more than a year prior, or a 0.9% increase.

While that’s a lot of new Montanans — roughly as many people as the populations of Belgrade, Miles City or Whitefish — it’s a markedly more modest increase than the state has seen in prior years. Between mid-2021 and mid-2022, for example, the agency estimates Montana grew almost twice that fast, adding about 19,200 residents...

Since the 2020 census, which counted the state’s population as of April 1, 2020, the agency estimates that Montana’s population has grown by about 48,600 residents — slightly less than the current population of Bozeman proper.

Nearly all of that growth is attributable to in-migration."
