Matt Zaremba and Allen Potts of The Zaremba Potts Group will host the second annual Big Sky Winter Ball to raise funds for local housing initiatives.

The black-tie optional event includes live music by DJs Take a Chance & Jenn N Juice as well as an open bar.

Tickets cost $150 with proceeds benefitting Big Sky Housing Trust.

RENT LOCAL NEARS 100 PROPERTIES
Program Launched August 1, 2021
Last week, BSCHT held its third RENT LOCAL lottery to honor its commitment to reserve 35% of its program funding for owners already renting to locals. To receive funding, the winners must rent to a local worker until February of 2025.

Designed as a stop-gap program, RENT LOCAL reserves 65% of its funding to create IMMEDIATE rental inventory by flipping vacation rentals or vacant properties into homes for local workers. Because only 36 apartments currently exist in Big Sky, RENT LOCAL buys the community time to create more permanent rental solutions like RiverView Apartments.

Since launching the program in 2021, BSCHT has committed over $1 million in funding to homeowners who RENT LOCAL.

As BSCHT expands its programming, it also needs to broaden its waitlist for residents who work in Big Sky and wish to become homeowners.

The below graph from BSCHT's 2022 Housing Study represents what Big Sky households can afford to pay to purchase or rent a home.

Rental costs in 2022 averaged $2,258 for a two-bedroom unit or $1,150 per bedroom. The median price to purchase a condo reached $1,182,500.
*The U.S. Department of Housing and Urban Development (HUD) determines the Area Median Income for every county in the U.S. on an annual basis. Area Median Income, known as AMI, is the midpoint in income for households in a region. If you line up each household from poorest to wealthiest, the middle is 100% AMI.

Big Sky SNO (Big Sky Sustainability Network Organization) works to "preserve and protect the Big Sky Community by advancing sustainability and environmental initiatives . . . SNO aims to tackle both the micro- and the macro-needs to achieve a more sustainable and livable Big Sky."

In 2023, BSCHT and SNO will collaborate to add solar panels to RiverView Apartments, the new development breaking ground this spring at 1700 Lone Mountain Trail.

"Of course, as with many Western communities, the issue is not an actual shortage of houses. It’s the blizzard of cash that second-home speculators and others can throw at any property that enters the market.

The meeting ran almost to midnight, as snow blanketed the cars outside. I imagined this must have been the scene two decades ago, as housing proponents in the West’s mountain towns spent nights eking out seemingly small wins. But those wins are now the proven programs that can help communities today.

We just need elected officials to understand that people can’t work here if they have nowhere to live."
