Commercial Brokerage Due Diligence in the Sale of Real Estate

This program is geared to the commercial real estate broker, covering the proper due diligence of the purchase or sale of commercial real estate. Such due diligence items include environmental, physical, financial and legal considerations. We will detail the “nitty-gritty” issues that many have long forgotten or have never performed. How can we enhance the selling prospects of our listings in the best interest of our clients? What are the deal killers that can easily be avoided and save your client-buyer time and money? What are the essentials and advanced homework that a commercial broker should conduct and counsel his/her client with a selling package? What information can a listing broker perform to save the client from embarrassment?

We want to expose the pitfalls and the contingencies in the drafting of an offer for buyers. The course material will also help to understand the various underwriting of bank financing and the information that a lender would require in a loan package. A “take-home” due diligence checklist will be included.

The Ohio REALTORS is pleased to partner with the Ohio Bankers League to present the 11th annual Economic Summit scheduled for Feb. 12 in Columbus. With economic turmoil in Asia, potential conflict in the Gulf and election year uncertainty here at home, the timing for this event could not be better.

The summit agenda includes a one-hour networking reception and luncheon and features an economic forecast from Lawrence Yun, chief economist and senior vice president of research at the National Association of Realtors, and a regional analysis from one of Ohio’s top economists, Regionomics’ Bill LaFayette.

Yun will provide attendees the inside track on Markets, Mortgages and Recession Risk in 2020 and beyond. He’ll reveal the direction of home prices in the next 12 to 24 months, offer an in-depth comparison with past housing cycles, as well as a detailed look at the future direction for business and government spending.

LaFayette will go region-specific by breaking down the state into six sectors before detailing 2020 economic prospects for each region. He will offer a detailed analysis of Ohio’s outlook versus the national picture, as well as prospects for employment growth and distribution.

7-Hour USPAP (2020-21) Edition
 
Identify and discuss the latest changes and updates to USPAP, analyze the changes in USPAP and how they affect you and review pertinent existing USPAP rules. This course is required of all Appraisal Licensees by the Appraisal Foundation and State of Ohio every 2 years. All current USPAP materials are included. (7 hours appraisal credit, 6 hours real estate credit)

Attendees will become familiar with current issues and trends in the Appraisal Industry, including the latest changes, rulings and announcements by the Ohio Appraisal Board, Appraisal Foundation, Fannie Mae guidelines and the Ohio AMC law. The growing trend of hybrid appraisals will be discussed. Legal issues relative to real property and how to deal with them in appraisal reports will be reviewed. A brief summary of USPAP changes will be provided, along with a review of recent ODRE enforcement activity with examples of violations and sanctions. Scope of work, Fannie Mae Collateral Underwriting and forms updates, and AQB proposed training alternatives will also be discussed. This program will cover all real estate license law requirements for property managers, including required property management accounts, advertising requirements and tenant security deposit requirements. Federal and state fair housing requirements will be discussed with an emphasis on accommodation requests for Emotional Support Animals. Emerging issues in property management such as managing short term rentals and medical marijuana will be reviewed. To better understand the real world issues involved in property management a review of recent court decisions will provide guidance on the eviction process, landlord/tenant law and the unauthorized practice of law. In today's competitive business environment, it often takes more than just motivation and initiative to succeed. Earning the Graduate, REALTOR® Institute (GRI) designation is a way to stand out to prospective home buyers and sellers as a REALTOR® who has gained in-depth knowledge on technical subjects as well as the fundamentals of real estate.
 
Register now for the GRI 200 program offered during the month of March in Columbus. The focus of the GRI 200 is Negotiating; Technology; Marketing; Social Media and Risk Management.
 
For your convenience we have divided the program into 4 individual days as listed below:

Brokerage Management: Understanding Your Duties
