Winter is Right Around the Corner!

As the leaves fall and before the cold weather arrives, there are some general items to inspect to make sure that your pump equipment is winterized. PumpMan can help you keep ahead of this process by performing Planned Maintenance – to keep your equipment up and running and to help you to avoid unexpected emergency repair costs.

PumpMan’s service centers provide a wide range of services including repair, replacement, new installation, reconditioning, modification and consulting for a full range of industrial pumps.

Traditional HVAC System for Large Buildings Steam and Water Boilers

It is necessary to service all heating systems, including condensate units, vacuum condensate units, and boiler feed units, during the off-season in preparation for the upcoming heating season. In some cities, landlords are required by law to keep all residential buildings warm during the heating season.

Pumps are an integral part of the heating and cooling systems but are often overlooked. As we shift from an abnormally hot summer, when HVAC systems have worked very hard to keep you cool, we need to ensure these systems are ready to transition to providing heat during the winter.

  • Test functionality of all controls associated with the HVAC pumping system.
  • Mechanical seals are particularly vulnerable to damage while operating in freezing conditions: make sure to give them a good inspection, and make sure they are protected.
  • Bearings will need extra attention during the winter months because any moisture or condensation inside the bearings can cause an unexpected premature failure.
  • Before cold weather arrives, check any applicable grease or oil for your pump system. Assure the viscosity or "weight" of the oil is correct for the coldest expected air temperature.
  • Make sure all valves are lubricated and operating properly. If you have isolation valves that are pneumatically actuated, make sure your air dryer is functioning optimally
  • Make sure equipment is clean of all dirt and debris
  • Make HVAC repairs and replacements before efficiency declines and further damage is inflicted.

Sump Pumps and Sewage Pumps

Sump Pumps and Sewage Pump systems are similar in design. Sump pumps do not run as often in the winter months as they do during the rest of the year, but they still need attention during the cold weather. Both systems need to be checked for any signs of ice and debris buildup in the basin or the discharge lines. Failure to check can inhibit water from flowing freely through pump or pipes which can cause backup, flooding, and damage to the pump and piping.

  • Test all controls
  • Test level detection system (i.e., floats, bubbler, ultrasonic)
  • Check discharge line
  • Test flush system
  • Inspect foundation exterior
  • Check all valves
  • Test pump by filling the basin

Well Pumps

Well pumps face many of the same challenges as do other pumps. Additionally, they are more commonly outside, so some further items need to be considered.
