Message from Tri-Bay President


Hello Mark ,


I hope you are all enjoying the summer here in Central Florida. While it is hot, the weather Is not where we will focus in this newsletter. We are in the sub-tropics, and it is hot every summer. I hope you are hydrating often, staying in the shade as much as possible, wearing sunscreen, and generally being safe and taking precautions that are part of living in the south in the summertime. Some like it hot!


As most everyone is probably aware, a lot of construction is happening in Central Florida.


Everywhere we look:


  • roads and commercial buildings are under construction
  • new hospitals and urgent care centers are popping up
  • new subdivisions of single-family homes seem to appear daily
  • and multi-story residential/retail buildings are bringing a new face to many Central Florida communities. 


Some see this as a positive, and others would like it to all stop and have Central Florida remain as it is (or was). 


The reality is that post-COVID migration to Florida continues to rise, driving a growth rate in Orlando that out-paces the rest of the state, much of the nation, and other major Metro Areas in Florida. As long as there is a need for residential construction, the services required to serve those residents will keep commercial construction robust.


This continued growth happens amidst rising inflation, rising consumer goods costs, rising interest rates, material shortages, supply-chain slowdowns, and skilled labor shortages. This unusual circumstance that defies typical economic wisdom brings additional challenges with it. We are in a time when our industry seems to require more diligence from all parties. In fact, the personal focus of many seems to be on a steady decrease, and the myriad of societal distractions often prevent the necessary information from being relayed.


It is tempting for smaller companies to say "yes" to projects because they want the opportunity and do not think about whether they can actually perform and serve the client. Being afraid "to lose the business" often serves to disservice the public and further erodes the somewhat pervasive and erroneous negative perception that the construction industry seems to carry.


The order of the day seems to be better scrutiny of all project components, such as: 


  • proper financing
  • the feasibility of location
  • jurisdictional approvals
  • desired schedules
  • design team availability and knowledge
  • and general Contractor's capacity


The other factor we contend with is likely the most important one on all sides of the fence, the integrity of all the players. The cliché about one bad apple holds true here as well.


At Tri-Bay Construction, we will continue to communicate, educate and go the extra mile for all of our potential and repeat clients in a very uncertain environment economically, politically, and socially. Remember, choosing the lesser of two evils is still choosing evil.

DEVELOPING A COLLABORATIVE TEAM 

In this issue, we would like to continue our discussion about the relationship between the Owner and the General Contractor (GC) and take it a step further. While each individual relationship is equally important:


  • GC/Owner; 
  • GC/Subcontractors; 
  • GC/Suppliers/Design Team


We hope to develop a collaborative team relationship between all parties involved in a construction project from beginning to end: 


  • Owner/GC/Design Team/Plan Review
  • Inspections Jurisdiction/Lenders if applicable/Building Owners in the case of tenant build-out space/subcontractors/suppliers. 


While all team members may not have individual contact with each another, it is imperative, for a smooth project, that all members understand that each member plays an equal and timely part in the completion of each project.


A successful outcome is accomplished by communicating concerns or needs to the proper entity and getting all to the finish line more efficiently and with less interruption.


The more team members understand each other's roles, the more collaborative the effort becomes. We operate from the standpoint that no one entity in a construction project is an "island." 


Efficiency depends upon the understanding that anything any single entity does will affect all the other subsequent members. Visualize a construction project as a giant wagon wheel with a hub in the center, where the GC's role in a project is the hub. When information does not go through the hub and multiple spokes do not receive the same information, the wheel is knocked out of balance and begins to wobble. The importance of the hub cannot be overemphasized.


The Field or Project Superintendent, who is on the site daily, can be considered the center of that hub. 



What cannot be seen and is so often a source of field issues are the ball bearings (administrative support team) that surround the project superintendent and assist them in keeping the wheel turning smoothly. 


The hub members play a two-fold role; one without the other can be disastrous for all the other spokes in the wheel. If the Project Superintendent is not utilizing their support team, what can occur are gaps in deliveries, missing subcontractors, missed inspections, etc., resulting in unnecessary schedule delays. 


If the support team is not up to speed on the projects’s progress, and providing the Superintendent with what they need while anticipating what comes next, similar issues can occur.


Equally important as the communication within the hub is the communication from each spoke of the wheel to the hub. For example, if the Owner desires a change and speaks directly with a worker when it is time to get paid, there will be conflict. When it is time for inspection, there will be conflict. When it is time to move forward, there will be delays. For example, suppose the framers, while performing their portion of the work, do not consider all components and associated subcontractors of the project that come after framing. In that case, their work may have to be removed and built again.


Let's face it, our world is very distracting, and despite many methods of communication, the interaction between individuals on a personal level is disintegrating.


We receive snippets of information from the media via text messaging; unfortunately, many get used to this environment. Snippets of information, incomplete sentences, and non-interaction between all members of the team (spokes of the wheel) on a construction project create expensive and time-consuming problems that are avoidable in almost every case.

"Metahumans" Project

Due for completion Fall-early Winter of 2022


Our current featured project this month is a project called "Meta Humans." If you are like me, you would want to know what a "meta-human" is. Before being introduced to the owner, Phillippe Tassin, I had heard the term but had never really given it much thought as to what it is. I believe that if we build something, our team and I must understand more about what we are building and what the ultimate purpose and goals are going to be. That kind of information often plays into deciding whether to associate the Tri-Bay name with a project.

Since Wikipedia serves a specific purpose, we felt it essential to go directly to the source to find out the concept behind this project.


According to Phillippe Tassin, the company's owner and developer, "Meta Humans learn how to live with themselves, live with others and understand the world around them so they can better influence it. We built a personal-growth company disguised as STEM after-school programs and camps."


Tri-Bay Construction is honored to be selected to be a part of creating an environment that will educate and better prepare our young people for the world where they will live.


Our younger generation is our future, and it is full of "meta-humans"!! Phillippe's website tells us that Meta Humans is more than an education company. 

It is, at its core, the result of a collective vision for child and human development.


They have created a world-class modular, cost-effective way to better prepare children (7+, teens, and young adults) to face the future challenges of biotech: 

 

  • AI
  • automation
  • data privacy, 
  • and institutional transformation through gamification and in-person, contextually rich learning experiences.


All we can say to Phillippe and his team is BRAVO! And we hope, as you do, to build many of these centers in communities across central Florida. There is no better endeavor or purpose in this world than to educate and better prepare our young people for their future.


This type of investment has a return better than any other and, in fact, is priceless.


The facility is a 4200 SF space within the Aloma Shopping Center on Aloma Avenue in Winter Park. The finished space, Fall-early Winter of 2022, will have a cyber-punk motif inspired and designed by Dream Visions Interiors, who provide immersive environment designs.


Architecture firm Bumpus and Associates Inc leads the Construction design team out of Celebration, FL whom Tri-Bay has partnered on numerous projects in Central Florida spanning almost two decades.


The space features group learning areas and individual learning space, chock full of technological tools and advancements.

GOOD ENOUGH IS NOT ENOUGH

As each project progresses, we continue to learn valuable lessons that will make the next experience more efficient in this rapidly changing environment.

Maintaining integrity will always be our first priority. The day when we know everything there is to know about construction is the day we hang up our toolbelts. There is always a better, more efficient, cleaner, quieter, more innovative way to do what we have done for many years. We will strive to find ways it will benefit you, the client. Willingness without action is fantasy. Our current state of society, particularly the construction industry, can be seen as a negative environment, or we can have another perspective and see it as the motivation to work differently and to utilize different tools and methods; to overcome new challenges.


We can use it as motivation to be:


  • Creative, 
  • Imaginative
  • Innovative


As the fourth quarter of 2022 is upon us, ask yourselves, "Am I a component of a strong foundation that is holding together the whole? Or, am I an island that is operating separately from the whole and contributing to its ultimate deterioration. 


Where do you fit in this equation?
