Wishing You a Joyous, Safe, and Healthy Holiday Season and a Happy New Year
The end of the year is near, and most of us are focused on year-end closings, wrapping presents, and finalizing business plans for 2022. Without stating the obvious, 2021 has been another challenging year marked by more historical events and unforeseen changes to our work and home lives; it has also been another year of learning for all of us, either at the individual or team level. As we all prepare for 2022, I am excited to be leading a dedicated team that advocates on behalf of the Building Industry Association members.
As a homebuilder, I recognize that our business is a social enterprise, positively impacting all of those associated with new home construction. I’m incredibly proud of you and your teams and the work you are doing to continue to be a force for good in Orange County and the state of California by making a difference on issues that touch thousands of lives. Over the last year, in our region alone, housing production created more than 20,000 jobs while providing shelter for thousands of families. It generated roughly 800 million dollars in taxes and fees that directly support our local governments, public safety, and education. Together, we are Building a Better World, One Home at a Time.
I can’t say thank you enough to the incredible Southern California Building Industry Association team. I’m truly humbled by and beyond grateful for your unyielding commitment to supporting our members, dedication to your work, and genuine compassion for each other. 2022 is going to be a great year!

Santa Ana Inclusionary Zoning
|
|
On December 7th, BIA attended the Santa Ana City Council hearing to again speak against an incredibly damaging housing policy proposed by the elected officials. As previously reported, Santa Ana is amending their Inclusionary Zoning Ordinance to $15 a square foot, despite over 5-years of evidence that projects will not be proposed at this burdensome rate. Further, a potentially conflicted councilmember proposed amendments that will require mandatory “skilled and trained” provisions for housing construction with no offsets for the increased costs this will require. This policy is on-hold, awaiting a second reading as a state agency has been asked to weigh in on council action.

BIA Member Project Sent Back to Fullerton Planning Commission
|
|
BIASC Director of Public Affairs Karissa Willette DiStefano and BIAOC members met for Advocacy & Networking Event before attending the City of Fullerton's Council Meeting on Tuesday, December 7th to support The Pines at Sunrise Village - a project by BIASC Member Shopoff Realty.
Prior to this event, BIAOC utilized BIASC's digital advocacy program, The Perfect Storm, to write to the City Council in support of the project. Member letters expressed how this new community would provide $5.8 million to local schools, parks and road improvements; retain and enhance the corner retail, allowing for neighborhood staples to remain in the city; provide 164 new homes for sale – many of which are in the attainable price range; provide much needed non nexus road and safety improvements; assist the city with their RHNA housing requirements; support the city with additional tax revenues; provide a large number of jobs; and support the community’s existing character while providing a range of new housing options for local families.
Unfortunately, after the project presentation, public input, and much deliberation, the council voted 3-2 to send the project back to Planning Commission. However, it was unclear what the Council desired to be amended before Shopoff Realty presents a revised plan to the City Council.

In October, the BIA, along with multiple public and private sector allies secured an incredible victory and continued the pause on implementation of the SoCal Greenprint at the Southern California Association of Governments. This month, as part of the continued pause, a SCAG Task Group was assembled to take a deep dive into the troublesome provisions comprising the Greenprint. This Task Group will continue to meet over the next several months and the BIA, along with our partners, will provide the research and advocacy necessary to protect housing development in the Southern California region.
