Grand Strand Market Report

February 2018 was another strong month for the Grand Strand with single-family residential and condo sales volume up 5.8% and 8.8%. Median sales prices for single-family residential, condos, and residential lots are all up 6.5%, 1.2%, and 50.3%, respectively.

Single-family residential sales volume is up 5.8% compared to February 2017 and up 6.5% year-to-date. Median sales price is up to $220,811, a 2.6% increase from February 2017. Sales prices for new construction are also up 8.1% while sales prices of resales are down 2.1% when compared to February 2017. The average sold-to-list ratio for Single-family residential sales in February was 95%, down 200 basis points compared to the same month in 2017. 
 
Condo sales activity and the median sales price increased 8.8% and 1.2%, respectively, compared to February 2017. Condo inventory continued to tighten as inventory is down as compared to prior year levels: down 14.0% compared to February 2017. The average sold to list ratio for condo sales in February was 94%, up 200 basis points compared to the same month in 2017. Condo inventory continues to fall as year-over-year inventory has fallen for five consecutive years.

Garden City Beach Home Prices

The chart below shows the average sales price of property in Garden City Beach during the month of February 2018 compared to the same month as last year. The average single-family home price was up 24.9% at $581,889, while the average townhouse/condo price was down 4.2% at $179,850. 



Surfside Beach and Murrells Inlet

Additionally, according to data made available by the Coastal Carolinas Association of REALTORS, the average Surfside Beach single-family home sale price was down 1.2% at $283,438 and the average townhouse/condo sales price was up 19.9% at $118,141.

Likewise, the average Murrells Inlet single-family home sale price was up 6.2 percent at $293,938 and the average townhouse/condo sale price was up 4.1% at $156,911. All statistics are compiled from sales during the month of February 2018 compared to the same month the previous year.

Surfside Beach Easter Egg Hunt and Kid's Fair

Sunday, March 31, 1-4 p.m.
H. Blue Huckabee Park
499 Spanish Oak Drive, Surfside Beach

The Egg Hunt will begin at 1 p.m. for the first 500 children ages 10 & younger. Children will hunt for the eggs and receive a prize bag. 

The Kid's Fair will begin at 1:30 p.m. and continue until 4 p.m., with train rides, inflatables, face painting, and balloon art for the children free of charge. Sno-cones, popcorn, cotton candy and funnel cake concessions will be available for purchase. Surfside Christian Church will be cooking and giving away hot dogs, hamburgers and drinks. Characters on site will be Easter Bunny, a princess and a superhero.
