Pending Sales are up 8.1% - month over month [but in the South it is 8.3%]

Last Month: 2.5% - month over month [but in the South it is 6.1%] so these numbers have gone up!

Closed Sales are down .7% month over month

Last Month: down 1.5% - month over month [so this is improving]
Continuing Challenges:

Lower inventory and no new housing becoming available any time soon to make an impact on current demand [but more listings gradually becoming available]

Higher interest rates attracting less buyers [but we are seeing some sellers collaborating with buyers by offering home buying incentives!]
Market Status:

The month of January continued to be a Neutral Market
- Inventory is gradually rising but not enough to meet demand and there is no expectation of a sudden housing boom.
- Prices have gone down by 6.0%
